A room will shortly be available in our beautiful ground floor flat, located in leafy Stoke Newington.

The flat has a spacious shared living/kitchen area, bathroom, and additional toilet, as well as a large private garden and patio, which is perfect during the summer months.

You'll be sharing the flat with two lovely housemates: Sarah (she/her, 36, TV Strategy) and Estera (33, Music Supervisor in TV & film) , working from a combination of both home and office. We're friendly, relaxed and looking for someone similar. We hang out when convenient and watch TV together. Our interests include reading, art, cinema, nature, hiking, gym, swimming, and good food!

We're not a party flat, although we do enjoy watching TV or having an occasional meal together. LGBT+ friendly.

Location
- Conveniently located close to Stoke Newington High Street/Church Street and its array of shops, cafes and restaurants. Dalston is also only a 10-15 minute walk away for cocktails and nightlife.
- Nearest Overground station is Rectory Road (5 mins walk away). Stoke Newington and Dalston Kingsland are both 15 mins walk away.
- Lots of lovely green spaces nearby, e. g. Clissold Park, Abney Park and Hackney Downs, and there's also a small recreation ground right next to the flat which is a beautiful leafy refuge, and a good place to go and sit and read in the summer! A farmer's market takes place in the adjoining church courtyard every Saturday.

Accessibility:
- 1 step up from the street through the front door.
- 1 step down in the hallway to the bedrooms/bathrooms.
- The shower is over the bath so also requires a step up.

The room is available from 27 June (dates flexible) and the price is £920 per month. Bills currently come to around £150 per person which includes a cleaner who comes to clean the common spaces once a fortnight. The current contract continues til the end of July, after which it will be renewed for another year.

The room is part furnished but the current tenant is willing to leave/sell some furniture.
