I am living in a 2 bedroom flat in between Old St and Angel, and my flatmate is leaving to start a new chapter moving in with her boyfriend.

Over the years I’ve had an interest in eco-villages, sustainable living, connection to the land and community building (which may seem fairly at odds with being living in London). Over the past year I have been looking at intentional communities, in London, and people who’d like to live, cook, meditate and/or go for walks and build community together.
The room in the flat could be available from 22nd August, however my flatmate's contract goes officially until 3rd September included, and the moving date could be flexible (a bit later in September if needed), if I found someone who felt somewhat aligned with the above -which is what I’d like to prioritise at the moment.
I have a past in political activism and have believed in degrowth since my teenage years. It is from this lens that I approach my work in mental health, with views that are not far from what inspires the liberation psychology approach, alongside a strong stance about seeing the mind-body complex as a whole, and the importance of human connections for better living.
Spirituality has had a role in my approach to all the above, and recently I’ve been feeling the wanting to (re)connect with buddhism, values of compassion and kindness, and the role of meditation in nurturing these.

[ME & WHAT TO EXPECT]
I am looking for someone who would join me in the shared tenancy (private landlady of an old council flat) and, most importantly, who would like to create a homelike atmosphere in the flat. I am quite independent and enjoy having my own time and space, but this would ideally involve spending some time together in the flat and/or out of it, having some homelike feeling, and hence some kind of relationship aside from crossing each other in the corridor. [See above].
I work as a (often reluctant) doctor in mental health, Mon-Fri at a mental health centre. I'm originally Spanish, used to live in France before moving to the U. K., and fluent in Spanish, English and French (also studied German, which is incredibly rusty now, understand some Portuguese and Italian -which I can dabble in-, and have some little memories of Arabic). Love languages.
I used to dance for years, and will be up for joining any dance-related activity, as well as probably most sports activities you may propose. I will also be happy cooking at home while listening to music, going to a gig, for a walk, to the cinema or to visit some museum or see some exhibition.
I have a (now controlled) tendency to buy books, well over my capacity to read them. I also enjoy road-tripping, cycling, camping (although haven't done much in a long time) and anything that involves being by the sea (or in it).
My relationship to music has been an important part of my life. Aside from dancing, I used to take part in vocal improvisation workshops and jazz backing vocals sessions with a jazz musician friend. I’m currently co-facilitating a music-therapy group and trying to see what shape this relationship takes in the future.
Keeping a clean and tidy flat is important to me, so overall you’d be wanting to keep shared living areas in order (no need to make as if there was nobody living here, though!) and are clean.

[ROOM & FLAT]
The room is part of a cosy 2 bed flat and comes fully furnished with a double bed with mattress and under bed storage and set of white wardrobe, chest of drawers and bed side table (the last three purchased about 1y ago). The current pictures of the room do not show these last additions, but the drawers on the pictures are still available (we’ve since move them to the living room, but you’d be able to use them too if you wished).
The flat is on the third floor (with lift) and overlooks a small communal garden. It has a well-equipped kitchen and cosy living room with sofas and dinner table, and a small bathroom with shower. The cooker and oven were bought new less than one year ago and we have a small air fryer (aside from toaster, water boiler, microwave, fridge, freezer and washing machine). My flatmate will be taking with her the vacuum cleaner, but the landlady has agreed to get a new one, so that should be sorted by the time you move in. All windows have doble glazing, everything is electric and the heating, which is included in the bills, is central but can also be regulated in each room.
All common spaces are shared with me, and it would be only the two of us. The flat is small, so we try and be respectful when we’re home, but also attempt at building an atmosphere where we can be relaxed around each other! It is overall a relaxing space, ideal if you are not interested in having many late parties -but happy to host lunch/dinners and friends.
We keep the property clean and ideally there would be a cleaning rota that we try our best to stick to.
I’d say the flat is currently lacking improvement in its decoration and aesthetics. This has been a dragging task until now but I’m aiming at getting on top of that soon, and you’ll be more than welcome to join and/or contribute! (In fact, I’d be very glad if you wanted to partake).
[AREA]
The flat is brilliantly connected, just a 10m walk from Angel and Old St tube stations and close to many bus routes. It is within walking distance from many nice areas: about 10-15m from the Barbican centre, 15-20m to St Paul’s cathedral, 20m from Shoreditch, 10m from Angel and 25m from Kings Cross. We also are pretty close to Angel’s canal, which gives for nice walks any time!
There is plenty of shops all around the area, including all the main groceries within walking distance (Coop, Tesco, Aldi, Sainsbury’s, M&S, Waitrose). There are also some sports playing fields around the building,
[PRACTICALITIES]
Move in date can be agreed sometime around mid-August, up to end of August or early September. If the right person was found it could potentially be pushed back a little bit after that, but probably not much.
The 1 year contract we had has automatically been transitioned to the new rules under the new Tenants Rights Law, and you’d be joining that shared contract (with myself) with our private landlady.
Bills are excluded and amount to around ~£135-140/pm each, including the following:
- Council tax band C - £156/pm
- EOn Electric - ~£40/pm
- Thames Water - ~£55/pm
- Broadband / Internet - £16/pm
- No TV licence (we could discuss this to potentially split the cost if you wanted to get it).
We also share the cost of some communal goods (toilet paper, cleaning products), but can discuss about your own preferences around this.
Our landlady would require the following:
- Copy of your photo ID
- Proof of your right to rent under UK law
- Proof of employment and income
- A reference letter from your previous or current landlord/landlady
3 months’ bank statements as proof of finances
