Stratford, Is an up and coming area that hosted the 2012 Olympics. Consequently, there is continuous significant regeneration in Newham. This includes the development of Westfield Shopping Centre, an one stop shop for almost everything, including deep tissue massages, designer brans for diverse pockets. cinemas, bowling alley, a great range of restaurants, cocktail/ champagne bars, Waitrose, M&S and other food stores and several leading universities and others taking up residence. Also, attracting people from more diverse, cultural, social and economic backgrounds to buy properties and rent in the area which is significantly growing, due to also being only 5 miles from the West end, with the benefit of excellent transport links (see below)
Keep fit
Stratford boast around 7 gyms from cutting edge Gym box, sauna & ice bath facilities, regular and 24 hr gyms, one of which is 5-10 mins walking distance from residence, that includes Paddle Board tennis, state of the Art rock climbing facility. there are tennis courts within 20 minutes walk, 7-8minutes by bus.
ARTS
And of course Stratford wonderful diverse Theatre offering, and event bar attached, where from Salsa nights to live DJ's with Caribbean Cuisine 20 minutes walking distance from residence.

Bedroom
A clean, safe, warm and well furnished double and single room with an excellent quality and super comfortable double bed, according to feedback from my 2 previous lodgers. And a memory foam single bed. they are professionally cleaned with organic products, always before a new lodger moves in, receipt is provided. Carpet is very good quality but will be replaced with a wooden floor and rug, for easier and cost effective maintenance.
Single and double rooms have good size inbuilt cupboards for extra storage. The single room also has a filing cabinet with folders. Both rooms have good quality irons and ironing boards For everything else please view photos.
Key
Keys to your bedroom and house to come and go as you please, with due consideration when returning late.
Broadband; Community Fibre provide fast and reliable broadband, and I have an added booster for back up.
TV
An option to have a tv in your room, as the living room is not included in the rent. However, for those lodgers who want to have a social vibe, I provide movie nights , board games, drinks and shared meals are readily available when time allows and mood suits also for you to enjoy without hanging with your landlady.
Kitchen
You will have your own space in the kitchen pantry to store food stuffs, with everything you need in a generously-equipped kitchen, saving you time and money not having to buy your own pots, plates, cups, glasses. cutlery, baking trays, etc. There is a large Miele fridge and freezer with your own shelf and separate vegetable compartment. The kitchen is also in the process of refurbishment. i. e., kitchen cupboards and, tiles will have a more modern aesthetic.
Washing Machine/Dryer
You have the benefit of a smart Samsung washing machine and dryer that also lets you know when your wash cycle has finished. You are allowed to wash your clothes twice a week, and can use the dyer once or twice a week depending upon the weather due to there being a washing line. There is also a laundrette close by.
Everything is generously provided for a hassle-free move, and your convenience, while saving you time and money too.
Bathrooms
Downstairs: WC with vanity unit, mirror, hand towel and disposable recyclable paper towels ( see photo)
Upstairs: Everything is in sound working order. However a new bathtub, shower and taps to be fitted to finished off the upgraded refurbishment by the end of April, early May 2026. (see photos)

You will benefit from Water2. filtered water, apparently the best there is in filtered water, saving time, money and inconvenience.
Transport links
Stratford has excellent transport links in and out of London. DLR, Elizabeth Line, Jubilee line, Central Line, Stratford International, within 7-20 minutes you can be in central London. It also has night buses if you work late. 10- 15 minutes walk to Stratford and surrounding stations.
Who will you live with.
A lovely fun, clean, warm and trustworthy French exchanged science and maths student in her early 20s, She has described me as ' incredible' in a good way, so I trust I am doing more right than wrong. :0) Sadly she returns to France at the end of May when her studies conclude. So, the single room is available from June 2026. She has a preference for females due to religious reasons which is why I cannot only have males after she leaves.

I am a Black British-born, Afro-Caribbean, middle-aged, experienced landlady, who is into health and fitness, although I don't eat as healthily as often as I need to, especially when stressed. I lean towards faith and a spiritual philosophical outlook on life. I am into AI, and currently using it to develop a cleaning product to use in my home and take to the market to benefit others, as scientific evidence shows our homes are the most toxic living space. So, I minimise this with using 'non toxic' cleaning products. I am also kind, caring, respectful, honest, trustworthy and very respectful of my lodgers need for space and privacy. and have a sense of humour and fun. I am very creative and had a little play showcased in 2018 and continue to write. I am seeking new employment opportunities to support my studies as a psychotherapist at The Institute For Arts In Therapy & Education. part time, which commences in September 2026. Therefore, I have a lot going on including dealing with other commitments, so will not always be around but available to address any concern you may have.

My current lodger and I have thank you cards from previous lodgers, having been a previous verified member since 2016 before ending my membership due to a change of personal circumstances.
Garden: Washing line, bistro table and chairs, folding chairs, plants, garden mat and security lights, with the view of upgrading this summer.
What I am looking for in a Lodger
Someone who is trustworthy, honest, clean habits and consideration of others needs, cultural and personal differences. I am a heterosexual woman, and my home is open to anyone who I consider to contribute to the harmony, trust, safety, and cleanliness of my home. If you have a sense of fun and humour that is the icing on the cake for me. If you are introverted or just want to do your own thing, that is equally cool.
How many lodgers will I share with?
There will never be more than two lodgers at any time. I choose my lodgers carefully, so not just focussed on the rent.
Health & Safety, Gas and Electric compliance at viewing.
Also, can contact house insurance for any plumbing, heating, etc. breakdowns in my absence.
Contracts/Deposit/Rent/terms and conditions
Contracts are provided, and the deposit is returned immediately upon you vacating the room and returning the keys. The double room is available now, but ideally from the 21st of April due to wanting to get some refurbishment work carried out, but if you are going to be out a lot, you can move in sooner.
Single room £750 (June 2026) and double £850 or one single and one double for one person only at £ 1,350. I am happy to customise this offer for the right person. If one person takes two rooms, from June, it is likely you will share with me only.
Note, Short stays up to 3 months, I will need to charge an additional £70pcm to cover additional cost of re-renting the room.
Terms and conditions to secure the room, one month rent and one month deposit in advance at the point of signing the contract.
Kindly note, I will only feel comfortable providing my home address after we have spoken first, which also allows for us to determine if it is worth moving forward with a viewing. I will need to see evidence you have a legal right to live, work or study in the UK before offering the room to you. Similarly, I would also need a character reference from your last Landlord, employer, educational institution, before you move in.
I want someone who considers themselves a genuine good fit for my home, as genuine good vibes, trustworthiness and cleanliness are essential to me.
