The flat is a duplex on the 2nd floor (stairs, no lift) of the apartment complex, with the bedroom on the 3rd floor. It comes with a bed, desk, shelves, integrated storage and extra space for any other furniture bits you fancy bringing. The flat is south facing, so receives an abundance of light with large windows to take full advantage!

We are a friendly and relaxed house, with enough space to chill together in the evenings over a film or a meal and entertain on weekends. We like to live with people who enjoy hanging out together and connecting, but we also value our own space and respect the space of others.

Your housemates include:

David (26, they/them) - developer for a creative agency in Shoreditch, hybrid wfh 2 days per week.

Dillon (26, he/him) - historical linguist and writer, teaching evenings at a college in Holborn.

Tom (26, he/they) - textiles artist working at a theatre in Highbury 5 days a week.

We are open to all genders and are POC, disability & neurodiverse friendly.

🗒️ TO NOTE

We have a washing machine, under-stairs storage for bicycles and an abundance of other storage options. There is a large bathroom with bath, shower and toilet upstairs, with an additional toilet downstairs. Bills are ~£90 pcm, with all expenses shared between us and tracked via a spreadsheet updated throughout the month.

For reference, my commute to Brick Lane takes 45 minutes door-to-door.

🛍️ LOCALE

The flat is located on Sydenham Hill with closeby amenities including a Lidl, gyms, a variety of unique cafes and cute bookstores, an international supermarket and a host of cozy pubs, not to mention the aforementioned parks! Crystal Palace park is across the street one way and Sydenham Wells park the other. I’m convinced Crystal Palace is slept on as a Londoner’s day out as there are so many lovely shops, restaurants and cafes.

📝 RENT + REFERENCING

Rent is due monthly on the 1st but this can be organised around your move-in date.

The landlord has asked for payslips, bank statements and ID for referencing. If you are on benefits or otherwise out of work you will require a UK-based guarantor. Unfortunately our landlord cannot accept unemployed students for insurance reasons.

🦮 ACCESSIBILITY

There are two of flights of stairs to get to the property entrance, with no lift unfortunately. There is a bedroom directly below the one advertised of equal size which we could swap if the additional flight of stairs to the third floor room does not suit accessibility requirements. Access to the building is permitted from both sides via a key fob, or one side via an intercom. There is on-site parking available.
