Share a house, not just rent a room. Staverton, by the River Dart

I'm a writer who used to be a carpenter and joiner, so the doors close properly and I'm occasionally found staring at the kitchen wall, which counts as work. I find mochas help in most situations.
I’d like to share my home in Staverton with one other adult, or a couple, who would rather have someone to say good morning to over a kettle than a landlord to avoid.
The lounge and kitchen are shared, properly shared. If something about the way they're arranged doesn't suit you, tell me. I'd rather change it than have you work around it.

Two ways to do it
One person: two private rooms, a bedroom plus a second room for a study, studio or sitting room. £700 pcm plus a share of bills and council tax.
A couple: three private rooms. £900 pcm plus a share of bills and council tax.

The house
The furniture shown in the photos can stay if it's useful, or you're welcome to bring your own and make the rooms your own.
Large shared kitchen with your own full-size fridge-freezer and cupboard space, shared lounge, two bathrooms (one with a power shower), a garden backing onto fields, off-road parking, loft and garage space ideal for bikes. The River Dart and the Sea Trout Inn are a short walk away, and Totnes, Dartington and Ashburton are close.

Who I'm hoping for
Someone who has lived a bit, values their own space and is easy company when you do cross paths. If you've got things to say about the way the world looks to you, I'm happy to chat. I’m interested in most things—not just vintage cheese or how Harry Kane & co are suddenly playing like they mean it.
I’m ideally looking for a long-term, stable situation, rather than a short-term solution.
Send me a few lines about yourself. If it sounds right, come for a cup of tea, or mocha, and see whether the house feels like it could be yours as well as mine.

A few bits of housekeeping.
Because I'm the main tenant rather than the landlord, unfortunately I can't accommodate four-legged fluff balls, even though I'm a big fan.

Bills
Obviously I don’t have a crystal ball when it comes to heating costs, but based on my previous experience of sharing the house, a single person should expect their share of council tax, electricity, gas, water and broadband etc. to average somewhere between £150 and £200 per month over the year. If you’re looking as a couple, expect the bill share to be a bit higher.

Availability
The accommodation is available now.

Deposit
One month's rent as a refundable deposit: £700 or £900, depending on the option.
