I've moved out so you'd be living with Raj - a 29 year old professional guy who is studying for a PhD in Economics currently. He's been a great flatmate - easy going, tidy, sociable and respectful, and easy to get along with, respecting other people’s space and privacy while still being sociable and outgoing. He's originally from Laos, and has been in UK in Exeter for several years.
I've loved living in the flat - it is located in a really good place, peaceful, spacious grounds, but buzzing surrounding area, amazing transport links, lots of stores, cafes, lots of nature too surrounding as well as a gorgeous canal. It's cosy (50 Sqm) and bright, easily accessible on the ground floor. It has the privacy of all windows looking out onto grass and bushes on either side. It's furnished, and there are 2 bedrooms, a larger double and a smaller room; a bathroom with bath and shower, and a bright open plan lounge and kitchen.
• Room 1 (main room) Available 1st January 2026
• Development - quiet, green, quite secure with single entrance, no through traffic. On a private wharf, with canal frontage and towpath on one side, and a tree lined stream (River Lea) on the other.
• Environment / greenery -The Walthamstow Wetlands (Europe's Largest Urban Wetland) is across the river (free entry), canal walks to Hackney Marshes etc - lots of green space around, and lots of wildlife and birds
• Wildlife - There is fantastic wildlife, including plenty of birds, ducks and swans, squirrels etc
• Pubs / bars /breweries - The Ferryboat Inn is a great pub just over the road, the Beehive is another lively gem in towards Tottenham, and the Post Bar is great for later nights. Beavertown and Pressure Drop are 2 lively breweries a short walk away.
• Cafes - EngineRoom coffee shop is next door in the wetlands, and there are a number of rated coffee shops close by
• Restaurants - pretty much every cuisine is catered for, short way away in Tottenham
• Shops - retail park opposite the station with Iceland, Lidl, B&Q, Curries etc
• Transport - bus stop 1 min away (123, 230, N73), and Tottenham Hale Station 7 min walk away. Get to Kings Cross (11 min); Oxford Circus (16 min) on the Victoria Line, or to Liverpool St (15 min), Stratford (10 min), Stansted Airport (34 min) or even Cambridge (59m), all on direct lines.
• Gym, GP Surgery & Tesco within 5 min walk, and large leisure centre with pool <10m bus away / 5 min cycle.
Rent (incl service charge, water) is £982, and bills are £150. So the total monthly cost is £1132. The deposit is £1000.
