Finally, I am happy for some small amounts of new tenants’ furniture and other items to be kept within the property, so as to enhance it for both tenants.

At the start of each individual tenancy we immediately pay a one off fee of £17.95 for each new tenant’s deposit to be insured and therefore protected through the Tenancy Deposit Scheme (TDS) of the National Residential Landlords Association (NRLA), of which we have been a member of for the past two decades are so.

Please note that the additional hire fees will also apply as follows, in addition to the current monthly rental figure of £550 pcm:

£12.50 pcm per person/tenant for hire of ALL furniture and furnishings within their bedroom as well as the rest of the apartment.

£12.50 pcm per person/tenant for hire of ALL electrical appliances and equipment within their bedroom and the rest of the apartment (eg Bosch washer/dryer, Samsung 4K TVs x 3, cutlery, saucepans, crockery etc).

£575 pcm will therefore be the monthly payment paid in advance by each tenant.

DEPOSIT required up front per person of £600 + 1st MONTH's RENT of BED 1 or 2 @ £550pcm + 1st MONTH's £25 Furniture/Furnishings/Appliances/Equipment hire = £575pcm = £1,175 in TOTAL to be paid in advance of moving in from each of the two new tenants (unless - see below).

For rental of the entire property by one tenant - these figures will be revised of course, pro rata, but please note that this property cannot be made available as empty - in other words it comes fully furnished as described.

Alverton Manor is a Grade II listed building situated within five minutes walk of both Penzance town centre and the promenade.

NB ALL WINDOWS ARE SINGLE GLAZED THEREFORE, AS DOUBLE GLAZING IS NOT PERMITTED IN SUCH AN OLD BUILDING OF SUCH LISTED STATUS, SITUATED WITHIN THE ENTIRE PENZANCE CONSERVATION AREA.

However, due to their sheer size (12 panes per sash window), we have found that the sun's energy/rays can more often than not, make up for the lack of modern day double glazing, heating retention benefits.

The bedrooms’ furniture are all of the highest traditional quality pine variety, including solid pine kingsize double beds with quality mattresses on top, large triple wardrobes (with drawers below), large chest of drawers complete with deep jumper drawers, and two bedside drawer units with matching touch lamps. There is also a large Samsung HD/4K TV included within each bedroom which can be connected to Sky if so desired. There is also a 55” Samsung 4K Home Cinema TV in the corner of the living room.

BEDROOM 1 - NOW TAKEN - is the slightly larger of the two overlooking the courtyard and car park, looking west out of the large sash window, complete with the same level of furniture as Bedroom 2 below, but also has a character Victorian fireplace (blocked chimney) for added decoration as well as a Kingsize bed bench.

BEDROOM 2 is also full of character, including a large south facing sash window overlooking the neighbouring gardens to Penlee Park, also with the same internal wooden shutters as found in Bed 1 and the rest of the apartment (bar the shower room), that can be opened and closed for extra privacy as well as warmth in winter (the Georgian equivalent of double glazing perhaps from c.1821 on?). Although the slightly smaller of the two bedrooms, this is a fair bit quieter than Bed 1 as it faces south and away from the main Alverton Road traffic, travelling to and from the centre of Penzance.

The apartment also has a large, separate kitchen that may also be opened up via double doors, directly into the large living room - with solid walnut wooden worktops on two sides (with lighting over), a large deep Belfast sink with period chrome mixer tap over, a large Samsung fridge-freezer, Bosch washer/dryer machine and Bosch dishwasher, four ring gas hob, electric oven under, as well as a Panasonic microwave/conductor-oven. There is also a large solid ash wooden (extendable) dining table with six chairs and matching dresser with integrated LED lighting.

The living room is also of a generous size with a Parker Knoll three seater sofa matching armchair and large footstool, large bookcase, corner desk and chair (if required) for home working and/or home study/relaxation. The 55" Samsung 4K TV is situated on a low shelf in the corner of the room.

The shared shower room and WC has a large corner shower cubicle with excellent shower, sink, low level WC and heated chrome towel rail with plenty of storage for two or more residents in the two wall mounted cabinet/units.

The apartment has gas central heating with radiators in all the rooms (apart from BED 1, which has an oil heated De Longhi electric heater instead), which, along with the hot water are instantly available, on-demand through the Worcester-Bosch gas combi-boiler housed within the kitchen's corner broom cupboard.

There is a vehicle space for both tenants included within the car park as well as secure storage for bicycles. Visitor parking within the car park is also not normally an issue but there are also plenty of parking spaces to be found close by on the adjoining Trewithen Road (and other nearby roads).
