We are looking for a new housemate to join our friendly house share.
This beautiful fully furnished, spacious and upgraded Victorian terraced house is close to the river and transport links at Hammersmith (Piccadilly, District, Circle, Hammersmith & City as well as bicycles and buses). It has been refurbished and extended house to make a lovely sharers home.
The house is well maintained with hard flooring through out and carpet on stairs and landings. It was fully refurbished and extended in 2022 to form a large eat in kitchen, double reception room with a sitting area and a dining area, 5 double bedrooms and 4 shower/bath/WC rooms.
The available room is on the first floor at the rear of the property. It is available from Sunday 17th May. The room is well equipped with double bed, wardrobe, chest of drawers, mirror, bedside table and bedside light, .
Also on the first floor is a bathroom with shower over (rainfall and attachment), basin, storage space and WC.
The sitting room has two sofas, armchair, coffee table, shelving, side lights and TV and is open plan to the dining room with extending dining table and 6 chairs (with others around the house) providing a comfortable space for entertaining, working from home or pursuing own hobbies.
The extended kitchen has underfloor heating and another dining table. There is a large range cooker with 3 ovens and 5 electric burners, a double sink, dishwasher, a large American style fridge freezer dispensing filtered water and ice, another fridge freezer, washing machine, tumble dryer and microwave. The house also has generous amounts storage plus is equipped with cutlery, crockery, mugs, glasses, saucepans and cooking utensils.
The kitchen leads out into the patio garden with two flower beds and another table and chairs.
There is a ground floor loo as well access to the cellar which is used for storage.
The boiler was new at the end of 2021 and all radiators have been replaced and are thermostatically controlled. The water is a pressurised system with a tank which is designed to provide high pressure water to the house. The whole house has been rewired as well as redecorated with new flooring throughout. Significant effort has been made to insulate the house well including modern standards of roof insulation and all windows are double glazed.
The EPC is C.
The house is equipped with good wifi and a mesh system and all utilities are already in place. Bills are shared between everyone in the house; a significant advantage of the larger house share must be that bills are split between more people, as well as the advantages of having someone to chat to, have company watching a film or going for a walk along the river. Council tax band is E and the Council is London Borough of Hammersmith and Fulham (LBH&F) (one of the cheapest in the country).
There is a cleaner who usually comes fortnightly and the housemates take it in turn to pay.
Parking is available on the road through a permit system operated by LBH&F.
The current tenants are looking for a single occupant who would fit with them. They enjoy a chat in the kitchen or sitting room and doing things with others in the house but also have busy lives at work and socially and like their space. They are looking for someone similar. It is not a party house but they are looking for someone who is up for an occasional drink/dinner. The current tenants are all professionals and are looking forward to meeting potential new housemates when they show them round.
The house is managed directly by the landlord who has placed this ad on behalf of the housemates and will deal with all the admin around the new person moving in. The landlord is an accredited landlord and the house is licensed by LBH&F.
