Double bedroom in a 2 bed flat
Second floor.
No lift. About 40 steps.
Building - 12 units formerly the science block of what was Hackney Community College. Decent neighbours - we’re kind to one another, mostly.
Parking - on street outside. Can’t post link to price list - it’s pretty reasonable. Depends on how environmentally friendly your car is.
Happy for you to pay rent monthly, fortnightly or weekly - up to you.
I want to minimise formality, while providing the rights and guarantees you need to feel secure. Something like a basic contract confirming you have the rights under an Assured Tenancy, core terms we agree (I’m not glued to the price I’ve given). I am a lawyer by background. More on me below.
I inhabit bedroom 1. More on me below.
750 sq ft (flat, not the bedroom)
2nd floor - 40 stairs; no lift
Double room;
Warren Evans bed; Emma mattress. Cupboard with full length mirror; Dyson Heater/Fan.
There’s stuff in there being stored. If you come see, you’ll see, and I’ll explain.
2 bathrooms. One is my ensuite; the second bathroom, with bath and shower (pictured) is essentially yours.
Mabel - my sweet best friend doglet. 1yr old Staffie - Spaniel cross. Photo supplied. Embarrassingly friendly with any and all people and dogs. Still very young, and as such more than a little bit loose. Heart of gold. I’d be grateful for a bit of help looking after her as part of the deal (not financial), but she is of course very much my dog, and therefore mine to look after.
Living room with TV; posh couches; legacy lockdown workstation / desk; petit but not pointless balcony; Turntables, a lot of vinyl, and a loud sound system.
There’s a lot of stuff here. Art, cuddly toys, dog-linked random bit and pieces. Feng shui / minimalist it most certainly is not. Interesting, busy.
Dishwasher, tumble drier, portable air con, LEGO Titanic, more LEGO.

About me
I’m 40. I work full-time as a maths teacher in training, having changed career from financial services legal/regulatory about a year and a half ago. I’m currently about half way through my first year of a two year teacher training programme.
Mon-Fri, I’m out early doors, and tend to get back about 5-6pm, except Friday, when I have a half day.
The flat is owned by my wife and me. Last August, she moved to Copenhagen with my son. We’re all still happily together. But we now have a spare room - formerly my son’s. I go to see them in CPH during school holidays. They come here at Christmas.
A condition of living here is that we will need the room back for two weeks or so at Christmas. I will only charge rent half over the Christmas period to compensate for the inconvenience.
Since the fam moved out, a fellow trainee teacher has been in the room. It’s been 6 months, and it’s super easy and lovely. But she’s moving out to live with friends, hence the vacancy.
In the week, I’m usually pretty boring.
At the weekend, I like a beer. I’ll have people back to hang out after closing time on occasion. You’re of course free to do the same, whenever you’d like.
An hour or two every couple of weeks, the music in the living room will be loud. Not normal person loud; self-indulgent 90s hip-hop DJ loud. There’s a thick, solid wall, 3ft of brick, made of school, between the living room and the bedroom. But I won’t downplay this, as it wouldn’t be fair - every couple of weeks or so, the system gets cranked, and it’s probably really annoying.
That said, though, if I’m ever asked to rein it in some, I absolutely would, and I hope you wouldn’t feel like you had to put up because you have to.
Standard of cleanliness throughout the flat i try to maintain is decent but I’d be misrepresenting things if I said it were spotless. I can’t muster the willpower or wherewithal to keep the place properly spick and span. Mabs sheds a fair bit of hair, all over more or less everywhere, and when the dog walker picks her up and drops her off for her weekday afternoon walks, often accompanied by a posse of dog pals, a bit of mud and crud and whatever else will find its way up the stairs and into the hall and living room.
