I'm looking for a lodger to rent a large double room in my lovely 2-bedroom flat in the Roundhill area of Brighton. The flat is on Ditchling Road, just a few minutes from London Road train station and within easy walking distance of Brighton station, the North Laines and the city centre.
It's a light and sunny first floor flat on Ditchling Road, close to the Roundhill pub. There are two double bedrooms in the flat, the kitchen has recently been renovated, and there is a bathroom with a shower over the bath, separate toilet, and a spacious living room at the front of the flat with dining table and chairs, and sofa.
The flat is fully furnished. The bedroom has a double bed in, with comfy mattress, and also has clothes storage, including hanging space. The kitchen has everything you need including oven, microwave, kettle, toaster, coffee machine, fridge and separate freezer, alongside lots of cupboard space, and all utensils.
It's easy to get in and out of Brighton from the flat. You can walk to the north laines in 15 minutes, and Brighton train station is only 15 minutes walking. London road train station is only a few minutes away, and there is a bus stop almost outside the flat. There are lots of nice restaurants, pubs and bars really close by, with Preston Park just ten minutes away. Parking is zone J, with no wait list.
A bit about me: I'm 35, queer, friendly and easy-going. I work full-time in a bike shop and spend a lot of my free time cycling, seeing friends and being out and about. There are usually a few bikes around the flat, so being bike-friendly is definitely a bonus!
I'm generally out quite a lot and enjoy having a peaceful, comfortable place to come back to. I enjoy cooking, and watching TV, and am definitely up for the occasional shared meal or movie together, but I'm equally happy doing my own thing.
I'm looking for someone who is friendly, respectful and independent. Cleanliness and tidiness are important to me, and I'd expect us both to take responsibility for keeping shared spaces clean and pleasant to live in.
The flat is definitely not a party house. I tend to be up fairly early and usually head to bed around 10.30pm, so I appreciate things being kept reasonably quiet between 10pm and 6am.
The room would probably suit someone who works mainly outside the home and is looking for a calm, settled place to live. Occasional home working is absolutely fine, but I'm not looking for someone working remotely full-time. Friends and partners visiting from time to time is no problem, but I'd like the flat to remain a two-person household rather than having guests staying over regularly.
The room is available initially for 3 months, with the possibility of extending if we're both happy and it's a good fit.
The room would suit an individual best, although I'd also consider a couple for a short-term arrangement for an adjusted rent.
The flat is LGBTQ+ friendly and all are welcome. Above all, I'm looking for someone considerate, communicative and easy to live with.
