Large, light and peaceful attic room in a warm, friendly family home in the Preston Park / Fiveways area, ideal for a professional woman or mature student and for commuting to London if needed.

I'm open to either full weeks or Mon-Fri only rental and would adjust the price accordingly for this.

The spacious attic has a double bed, sofa area, desk/work space overlooking the garden and playing fields, and your own ensuite shower room with WC. It's almost a studio flat (5m x 4.3m at its widest) and takes up the whole of the top floor but just doesn't have kitchen facilities.

The kitchen and garden are shared with a relaxed but considerate approach to communal living. We have a professional cleaner weekly.

It's a family home but fairly quiet now as my 17-year-old son only stays every other week and is studying for exams, and my 19-year-old daughter is away at university staying here fortnightly in the university holidays. We also have a slightly grumpy looking but very sweet 13-year-old tabby cat called Sammy. I work from home around 50% of the time.

The house is in a great location: around a 10–15 minute walk from Preston Park station, 10 minutes from beautiful Preston Park and 15 minutes from the shops and cafes in Fiveways. Good bus links just 5 mins away into central Brighton.

For those wanting more details:

The kitchen is fully equipped with washing machine, dryer, dishwasher and lots of cupboard space and a dining area by the patio doors.

The garden has a patio with steps up to the main garden with another seating area by the trees at the end - couldn't quite get this in the photos! There's a washing line in the garden and it always gets the sun at some part of the day.

The attic is an L shaped room 5m (16ft) long and 4.3m (14ft) into the foot of the L where the bed is. The ensuite takes up the missing bit of the L but the rest of the room is still over 2.5m (8ft) wide.

It's my first time renting a room and I want to make sure we're both happy with the arrangement and it works well for everyone so if you have any questions, just message me.
