This is a full double room with double bed, in built wardrobe, chest of drawers, shelf unit and bedside cabinet. .. Not all of these may be shown on the photo but the furnishings are generally fairly flexible, ie you can add or remove furniture when you move in.

This is a really friendly household inhabited by young professionals aged between 22-39 There are currently 3 males and 1 female but the house will accommodate 5.

There are various great aspects of this room.

JUST DECORATED: This room is well decorated. The carpet is good. The furniture is good, solid wood furniture.

BATHROOM : There is a shared bathroom in this house but the good news is that this room is near the bathroom, so no long journey to have a shower in the morning.

KITCHEN: It's large! Plus, it's just been refurbished with brand new units on top and a lot of work on the lower area too eg new drawers. Updated photo coming soon.

STORAGE : This is a double room with lots of storage in the actual room but with the added advantage of an extra cupboard just outside the room which can also be used.

SIZE : This is a good sized double room which can fit in pretty much any size of bed and still have lots of space. The room is a good shape which makes it easy to place the furniture to create lots of floor space. .

PRICE : Do not be misled by the low rent, £395 pcm, fully inclusive, this room is usually well sought after and has been inhabited by just three tenants in the last ten years.

FURNISHINGS : It is furnished but we are flexible on furnishings if you prefer your own, however, the rent remains the same. The furnishings are as shown on the picture. We constantly upgrade furnishings when a tenant moves out.

TRANSPORT : There are good local transport links with easy access to both the Royal Preston Hospital and Preston City Centre. The Number 23 bus takes you to the hospital in just 6 minutes and the bus stop is less than 30 metres from the house. In the opposite direction, you are in Preston City Centre in 6 minutes and the bus station in just 12. From the bus station the train station is 15 minutes' walk. The 23 bus also takes you to Asda and Booths Supermarkets very easily. Sainsbury's is walking distance and Morrisons is 10 minutes' drive. (About 2 miles)

PARKING : There is lots of on street parking available and a small car park 15 metres from the property.

TENANTS : There are FOUR other tenants, 3 males, 1 female, all sociable, friendly professionals.

There is also a clean, large courtyard. While no smoking or vaping is allowed in the house itself, the courtyard is an acceptable area for doing this.

This is a very sociable house where the tenants all seem to get on very well, both male & female tenants are welcome.

All bills are included for this very reasonable price. Council Tax, Water, Gas, Electricity, WIFI Broadband and there is a TV licence for the communal areas.
