A very large, bright, unfurnished room is available in my owner-occupied Victorian home in Burnley.
The room has two windows and enough space to create separate sleeping, working and sitting areas. It would particularly suit a professional who already has their own furniture and wants considerably more private space than an ordinary house-share bedroom.
The rent is £500 per calendar month for single occupancy. This includes gas, electricity, water and broadband. A deposit of £500 and one month’s rent in advance will be required.
A professional couple may also be considered but will require discussion.
THE PROPERTY
This is a large, lived-in Victorian house.
It is safe, functional and comfortable, but parts of the room and property are cosmetically unfinished, as shown honestly in the photographs.
The room is being offered in its present condition because substantial renovations are planned for summer 2027.
The arrangement is therefore likely to suit somebody who values space, affordability and a settled household more than modern décor.
The successful lodger can decorate the room but this will need discussion.
Occupation beyond summer 2027 can be discussed.
The kitchen, bathroom facilities and other appropriate household areas are shared.
There are also five cats in the home, so it would not suit somebody with a significant cat allergy. My cats are absolutely lovely.
THE HOUSEHOLD
I am 41, the homeowner, a mature Bar (Law) student and an experienced Shared Lives carer. Shared Lives is like fostering but for adults with learning disabilities.
I am friendly, sociable and straightforward, but I also have a busy, independent life and value privacy, clear communication and mutual respect. I want somebody who can feel comfortable in the household while also living their own life.
Other adults live in the property through established Shared Lives arrangements.
One is 25 and has a learning disability, while the other is 21 and autistic. They have their own routines and generally keep to themselves or spend time together, but they are friendly and will likely be interested in getting to know whoever moves in and making them feel welcome. Both are avid Gamers.
It is an inclusive household in which safeguarding, confidentiality and respectful boundaries are important.
This is accommodation only. The lodger will not have any caring, supervisory or support responsibilities.
WHO WOULD SUIT THE HOUSE?
The room would particularly suit a reliable working professional in care, support work, the NHS, social care, education, public services or a related area. Previous experience around disability or supported households would be helpful, although personal compatibility and the right attitude are equally important.
I am also returning to university, so a student would be equally welcome.
I am looking for somebody who is:
• Kind, respectful and comfortable in an inclusive household
• Clean and considerate in shared areas
• Financially reliable
• Independent
• Able to communicate directly
• Respectful of privacy and safeguarding boundaries
• Looking for a calm home rather than a party house, although occasional parties do happen
CHECKS
Applicants must provide:
• Proof of identity and Right to Rent in England, such as a British or Irish passport or Home Office share code, as applicable.
• Proof of income, student funding or other evidence of ability to pay the rent.
• One reference will be required, preferably from a previous landlord. If you have not rented before, an employer, manager, university tutor or other professional reference will be accepted.
The successful applicant will sign a written resident-landlord licence agreement.
The £500 advertised rent is for single occupancy.
