Double room in a quiet, modern 2 bed house . Live-in landlord. 5 minute walk from the city centre, just next to the canal on Wolseley Street. Bills included.

NOTE: I will take better photos of the property this week. Also, I have a cat.

Short term as I will be renting the whole house out from September/October. It would be ideal to rent the room to someone who would be interested in renting the whole house around this time. Please let me know if you are interested in this.

About the house:

The room: A decent sized furnished room with a double bed, desk, chair, bedside table. It gets the morning sun and birdsong can be heard at dawn and dusk. There's no wardrobe but a clothes rail provided. I personally feel that the room looks better with the desk by the window and bed on the other side of the room.

Living room and dining room:
A bright, open plan space. Dining area seats 4/6. Musical intruments, tea cabinet and record player also reside in this room.
Living room has a comfy L-shape sofa, various chairs, lamps and a 4k smart TV with soundbar.

Kitchen:
Probably my favourite room in the house. Double electric oven, four burner gas hob, slow cooker, blender, dishwasher, large Samsung fridge/freezer.

Bathroom:
Bright and spacious, a new Mira rainfall shower, bathtub, ceramic toilet and sink. Shelving for toiletries.

Yard:
A nice quiet patio space with a bench and lots of plants. Gets the sun from morning till 4:30pm. There's an outdoor, table, chairs and firepit availible.

Basement and loft:
Basement houses a new Samsung washing machine, bicycles, climbers hangboard (for working out), DIY tools and materials. Loft for extra storage.

About me:
I'm Sam, I'm 25, male and a Lancaster local. I own the property and I've been working at the University as a Climbing Instructor for the past year. I like to meditate, jam with friends, cook, rock climb and BBQ on the firepit. My current housemate has lived with me for 3 1/2 years and he's found his own place now. I'm looking for a new housemate who's friendly, calm, sociable and tidy.

About Kaplan:
Kaplan is a cat who chose us to be his servants about 2 years ago. He's a lovely, albeit, shy little fella.

I am DBS checked due to the nature of my work.
The house is, of course, covered by a Gas Safety Certificate.
