I am moving out to look for a place with some good friends of mine, so I am looking for someone to take over my lease. The contract ends September 6th, 2026, but there may be an opportunity to renew the contract with the agency and other housemates.
Rent is £700 per month (bills not included). With bills and Council Tax (Band D), rent is around £800 per month. It is important to note that this is a joint tenancy, so deposits, rent, and bills are shared by housemates. The deposit for the room is therefore £923. In addition to a deposit, the agency requires at least three months rent up front. There is a referencing procedure in place by the agency which is done online, as well.
About the house 🏡:

They all keep to themselves but are also very nice to talk to! Generally, the space is a quiet space to work from home or study from. The house itself does not have a living room, but it has a spacious kitchen which could be used as a communal space to hang out in.
The house has good heating and appliances. Any maintenance issues we have had were dealt with within the week by the agency. There are two bathrooms, one with the shower/tub.
The room itself is not that large, but it's big enough to have a double bed and desk/chair. The bed comes with the room, and I might be willing to leave my desk behind as well if that is something the new tenant would want! Extra storage is available in the hallway closet and other spaces throughout the house.
Transport 🚊:
The house is a 5-8 minute walk from Star Lane (DLR line) and about a 5-10 minute walk from Canning Town Station (Jubilee and DLR lines). You can get to Stratford in about 15 minutes and Central London in about 25 minutes! There are also buses you can take to Stratford/Central.
Local Area 🏙️:
The local area itself is generally quiet. There is a Lidl, Co-op, and Morrisions to do your shopping at and a few cafe's and restaurants to dine out in. From the house, you can also walk to Cody Dock, a nice community space with areas to sit/relax with a cheap coffee/tea! It also takes about 15 minutes to also get to the Westfields in Stratford, with more shops and restaurants to explore. As a young woman, I have also had no issues with safety in the area, even when travelling late at night (2-3am) to get home from work.
New Tenant 👤:
The house is very accepting of all backgrounds of people, although between the ages of 23-30 is preferred. It's important the new tenant is clean and respectful to the other housemates as well. The room is great for anyone looking to save money while working in London!
