Hi! I am a 28 year old PhD Student looking for a female flatmate. I enjoy a good laugh and a nice long walk when time permits. Looking for a flatmate who is sociable and willing to share this cozy apartment.
Current Circumstances-
Existing tenant/flatmate is moving out as they have completed their studies. One existing young mature/post grad student seeks new flatmate to share property. Would be an excellent opportunity for anyone who is coming to Dundee for a an Erasmus or similar student/work placement or someone starting a Masters or a PhD. Naturally you can stay longer if you want to negotiate this with the Landlord. The flat is a 4-bed flat but the Landlord is just renting to 2-tenants, it is located very close to the City Centre & Abertay University (less than 10mins away). Also it’s very close to the bus station so transport to St. Andrews University is very good.
The Landlord is not renting all the rooms so there's extra space for 2 people, so it’s easy to find peace and quiet.

Would Suit-
Young Professionals, Post graduates and PhD students, those looking for a little more space and a nice pleasant homely environment (very important during Covid-19 pandemic). It would not be a suitable party house. It would suit someone who likes to keep things new, clean & tidy. Someone who is respectful, wants their own space but would still like to socialise with others at times. Someone that likes wearing slippers (indoor shoes) and doesn't like leaving their dishes to pile up. Someone who would like to share meals (be cooked for and cook for others in return)- optional. Someone wanting something short term for 6 months or longer- we’re open to all.
Condition-
Immaculate condition, freshly decorated, homely, with it's own characteristic style, comfy, bright, private so you get your own space, quiet and well maintained.
Maintenance-
Landlord is keen to continue to make improvements to the property during the duration of the tenancy by working on rooms not being rented. He is very attentive to any repairs which arise and are reported. There will be little disruption to tenants and he coordinates well and gives plenty of notice.
Rent-
Prices available from £620/month (£310/person) for renting of whole flat, depending on your space, length of stay and room requirements. Shorter stays likely to be a little more.
Energy Efficiency-
EPC rated E, but have undertaken many improvements since then. These include- energy efficient lighting, gas central heating (combi boiler & radiators), uPVC low-e double glazing, upgrading of walls and attic insulation (highest spec), new electric shower, new and modern appliances. So it should be at least D or C grade now.
Bills-
You should budget for the following based on 2 people sharing...
WiFi is £8-£17/month/person. Depends on the provider and the speed you go for. Currently they pay £16 each at the moment.
Electricity is £8-£13/month/person in Summer & £13-£25/month/person in Winter. Gas is £8-£13/month/person in Summer & £25-£45/month/person in Winter.
However for gas and electricity use its often how you use the flat. How long you are home for and what sort of temperature you require.
The external cleaning of the front street window cleaning is included in the rent. They are cleaned every 6 months, because they aren’t easy to clean by tenants from the inside. Saving you having to arrange and pay for this.
