We are looking for 2 or 3 people to share a 2-3 bedroom flat. There may be other options available in other properties but listing new adverts, providing descriptions and waiting 7-days before you can be emailed on SpareRoom and replying to the same people is too onerous (a full-time job in itself to read a reply to 100+ messages a day).

Current Situation:
Existing tenants are moving out, however I have not been given notice or a date for their departure because they are moving into another property and the tenants are expected to move early October. However if the flat they are moving to is available sooner then I would happily reduce the notice period and find other tenants who are available now.

The flat is located just off the city centre and Dundee University Campus in a desirable and convenient location (Blackness is desirable and in the West End) and well serviced with shops and amenities nearby. The property has a large shared and maintained garden and drying green and has shops, bus stops, schools within 100m.

It's a lovely large 2-bedroom flat, which has a large lounge, a good sized kitchen with dining/living area and a bathroom. All bedrooms are doubles and are set up with study desks.

The flat is kept very clean and tidy especially the common areas, e. g. "leave them as you would like to find them" and we would expect you (the new tenants) to do the same.
 
Availability & Viewings:
The flat is available SOON and can be viewed physically by appointment with Landlord after a full application. An online video viewing of the flat can be accessed after suitability has been determined.

Cost:
Prices are available from £900-£1200 for the whole flat (which would be equivalent to £400-£600/month/person) depending on number of occupants, your length of contract, etc. Shorter stays are considered but are likely to be a little higher rent to account for the additional admin costs. Also for flatmates sharing- some may choose to pay different amounts based on room size, features, views, etc. Sometimes the larger bedroom would seek to pay a little more, although that’s something for the tenants to work out for themselves.

Bills:
These are an estimate of the additional cost each month per after asking for recent figures from the tenants.
I would estimate the costs per service would be the following, but you will need to work it out based on the occupants and who all contributes to the household bills based on the makeup of the household (couples, families, singles, children, etc)-
WiFi £18-40/month depending on the package you go for and how long.
Electricity £30-£60/month based on a variation for winter & summer.
Gas £30-£200/month based on a variation for winter & summer and on how long you are in the property for and have the heating on.
