Both bedrooms are on the first-floor of a three-storey modern detached house. In a tranquil West End location: a 15-minute walk from train station, V&A and city centre. Ideal for a mature student after a tranquil place near the Uni, Green and shops etc.

Bedroom 1
Spacious, light-filled double with direct access to large south-facing balcony with fantastic views of the Green and river. You can even grow some plants on the balcony - have spare pots etc. Also great for sitting out on. In-room Virgin TV box, TV and Wi-Fi throughout.

Large ensuite bathroom with a bath, Grohe shower and you even have a bidet. Excellent hot-water pressure. Loads of space.
A small corridor leads to a door giving extra privacy.

Bedroom 2
The second bedroom also has a double bed, bedside tables, desk, clothes rail, cupboard space, chairs and two windows overlooking quiet cul-de-sac and a neighbouring Victorian mansion and gardens.

Shared second-floor kitchen with dining area with views over gorgeous gardens. There’s a ground-floor utility room (washing machine; ironing facilities etc). Solid hardwood flooring throughout. Sharing with live-in landlord who is on the second floor. Lots of space and so quiet - ideal for study. Perth Road shops, University and Riverside promenade, just a short walk away. Magdalen Green is on the doorstep. Great for walks, runs, sport, berry and cherry foraging, and occasional sunbathing!

The second bathroom has limestone tiles throughout with fossils in them, a Grohe double-size shower, marble bowl sink...There’s great central heating and excellent water pressure from a pressurized cylinder in the utility room and plenty of it.

I have one calm-natured Norwegian Forest house cat who sleeps in a separate ground floor part of house so is no bother.

Lots of off-street parking in private drive - very handy in the West End.

Looking for trustworthy people - and if you like cats you’re in luck.

Some basic documents and ID needed - like proof of course/employment etc please.

Happy to consider Mon-Fri and other lets for a reduced price.
