Hello,

I have the second room in my two bed flat available and open to a responsible and clean individual.

The room is a comfortable double bed with a walk-in wardrobe to the back of the property so it has a lovely garden view and it's super quiet.

The flat has a very large and fully stocked kitchen/dining area which opens into the back garden, a grotty but decent sized bathroom with a great shower, and a large living room space. I'm open to negotiating the living room space as the bedroom instead if you need more room but it doesn't have the same storage unfortunately.

There's a quiet and furnished back garden which is shared, and a lovely front garden full of roses, fresh smelling flowers, butterflies, and bees. Ideally I'd love someone who would want to help keep the gardens thriving.

The flat is located in the middle of Leith Walk so it's in plenty space of tram stops and bus stops, lots of supermarkets, bakeries, and amenities.

It's £800 all bills included. This includes rent (£600), council tax (band C), internet, and gas/electricity.

The flats biggest problems are that it can be dark and very cold in winter, and it is quite damp. I really wouldn't recommend the room if you're cold sensitive or worried about the moisture.
