I am currently a live in landlord but I am moving away and looking for a Female to rent my room in my 2 bedroom flat. There is currently one occupant in the other room, she is a 26 year old female who studies part time as she also works as a children's play therapist :)

The bedroom is rather big & has its own private box room, they are furnished with a queen bed and new mattress, a desk and chair, 3x wardrobe unit, bedside table, box storage unit, sofa, coffee table and large TV. I am also happy for any changes of layout between these two rooms, i. e. box room as a lounge, office room, or walk-in wardrobe style to suit preferences

The kitchen has a fridge freezer, new hob and oven, kettle, cutlery, plates and pans. There is also a microwave, toaster, air fryer, washing machine and dry-soon rack. There is a shared shower room with toilet, and there are three big storage cupboards located in the hallway of the flat too for suitcases, etc.

I am also happy to consider applications if you have a friendly dog as the room is large and there is a small private gated garden to the front and a larger shared garden to the back of the building, which you can access from the back of the flat very easily.

Bruntsfield is a lovely and quiet area, with Bruntsfield links / the meadows nearby which is great for exercise and walking dogs. The high street has lots of lovely restaurants (Bross Bagels, Chophouse, Tuk tuk, Hendersons, Honeycomb, Salt café, Seeds for the Soul) and coffee shops (don’t tell mama, beatnik, artisan roast) and the nicest co-op just at the top of the street.

It is also a short 5 minute walk to Fountain Park with Nuffield health gym and cinema/mini golf/restaurants! Parking permits can be applied for too.

Bills are not included in the listing price and are divided equally between the two occupants, this includes; Wi-Fi at £17pm each (Virgin Fibre Optic), cleaner (who comes twice a month for 2 hours) comes to £30 each, and energy bills (with Octopus) which is dependent on your usage each month.
