THE ROOM: comfortable and quiet on the top floor of my Victorian home, facing the back garden with period features, and shared Jacuzzi bath/shower room. The granny flat also has a fully equipped kitchenette,. It would suit a more mature student or a professional who wants a peaceful place to live. The other bedroom in the granny flat is front-facing, and occupied by a Post-grad female student. The facilities in the flat are exclusive to the two occupants on that floor.

In addition, you will have complete access to the shared spaces on the ground floor. These include the TV/snug and open-plan dining room, the lavatory/laundry, and the garden and decked patio. You are always welcome to come have a cuppa and a chat in the main kitchen on the ground floor, but you can also choose to stay in the flat and chill there in your own space.

LOCATION AND AMENITIES: We are on Gilmour Road in EH16, a short walk to The King's Buildings campus, and very close to The Royal Infirmary. We are also have a direct bus to The Western General (about 35-40 mins), and we are only 10-15 mins into town with excellent transport links elsewhere, too. The stop is around a three minute walk away and you can find the following buses: 3.7.8.21.24.29.31.35.37.47 ...
An Uber can get here in ten minutes from Waverley depending on traffic.

PARKING: free 24/7 on-street parking on the opposite side of the road, and outwith the hours of 11:00 - 12:30 am on weekdays on our side of the road and anywhere with white lines.

SHOPPING: The nearest shopping centre is Cameron Toll, a short walk. It's got a Sainsbury's, Aldi, Boots, WH Smith, Costa, and several banks and other shops.

BILLS: all bills are included in the rent: council tax, utilities, broadband etc.

OTHER HOUSEMATES: We're a female only household, with three post-grad students in the other rooms, and myself. I work part-time at Cameron Toll, and part-time from home. I'm usually in my front room/office, but I do come out for cuppas and chats.

If you're looking for a party house, this isn't it. The wildest we get is pizza and a movie when the mood strikes. Housemates are on varying schedules of work and the emphasis is on consideration and respect for people's sleep patterns.
