Hello,

This is a lovely room full of natural light and with natural wooden floor, in an especially great flat, located right on the edge of the Meadows (people always say, "wow this flat is such a great flat" - which makes me very happy as the landlady, who also renovated it during 2020).

Note: at the time of writing this I need to take a photo of the room, I will do that tomorrow. The other photos give a good feel for the rest of the flat.

The rent includes a cleaner, who comes every two weeks and cleans the bathrooms and shared open plan kitchen and livingroom. So the place stays feeling really lovely all the time.

You would be sharing with three others (M, M +F). one is French/Scottish and works at Edinburgh Uni, another originally from Chile, who works in research in Human Geography (also EDI Uni) the third flat mate, she is from China and works with thing to do with humans, land and water . They each have lovely rooms of their own (no 'dud' rooms) and the flat is VERY spacious and is a light-filled top floor flat, so there is no 'squashed up sharing' feel.

The entire flat was FULLY renovated in 2020, with first tenants moving in during 2021, so it is fresh and purposefully decorated with lots of intention and care. The walls a soft white, the floors either neutral clean carpet, or classic natural 100% wooden floorboards. The windows have classic wooden shutters in the Edinburgh style, which keep things cosy in winter.

The heating is great. There is loads of light and beautiful sunsets. The living room has 2 sofas and a fat chair, for lounging and relaxing. There is dining table and chairs, a coffee and laptop working area near the window, a fully working kitchen, with new gas hob and new electric oven (both new during 2023). A big excellent fridge freezer, a dishwasher, microwave, toaster, kettles etc etc ... you get the picture,, everything is there.

The bedroom that is available, has a small double bed, cupboard and chest of drawers and enough room to have a study area, or a cosy chair area.

Oh and all bills included and that includes the cleaner for the flat and cleaner for the shared stairwell down to the main front door.

There is also a shared garden with trees, lots of birds and place to sit.

The area is great, a 7min walk across the park to the University, loads of cafés, restaurants, independent shops, 2 independent cinemas, concert halls and theatres, a swimming pool with glass roof, tennis courts and great transport links.

The flat suits people who have a job that they are into and excited about, who are interested in all sorts of things and are into living fully, folks who are friendly and happy to share, whilst also busy and content in their own lives and work and activities. This is the profile of those in the flat already (I know as I interviewed them for the flat and chose carefully to create a flat of folks who kind of have a similar vibe). The flat mutiulnational and is both LBGTQ+ friendly and straight friendly.
