Hello!
Sadly my wonderful flatmate is moving to London in August to pursue a Master's degree, so her room is up for grabs.
The flat is in a fantastic spot. We are super close to big Sainsbury's and Lidl, Holyrood park, Waverly station, and all within a 5 minute walk there's a gym, 12 triangles (for bread), great pubs, great brunch spots and a very excellent kebab shop. We are well-connected by buses, and I have found basically everywhere I want to go in town is a 10 minute cycle.
Inside, it's a Georgian flat so it's quite spacious with heaps of storage. It's main door; your bedroom gets lots of light in the summertime since it's on the sunny side of the flat (south facing). Although it's a ground floor flat, the living room is actually on the first floor since we're on a hill, so the living room windows are not at street-level. You'll see I guess, it's funny to explain. A lot of the ornaments in the pictures are Holly's, so there will be space for your books on the shelves when the time comes.
I have a slight preference for couples since the rent becomes extremely reasonable when divided by 3. The total rent is £1420, so /2 it's £710 and /3 it's £473. Currently we pay £851 each for the rent/bills/wifi/council tax/tv license every month. When there were 3 of us the monthly total was £551. We're in band D for council tax.
The flat is arguably 3 bedrooms but it's not registered as an HMO, so we can't rent it legally as a 3 bed. We could probably get away with 3 tenants if you two are prepared to pretend to be in love lol. It's nice to have a spare room! When we don't have guests we use it as storage for the bikes and a sun-drenched office space. So, it could be quite handy for someone who does a lot of working from home, or with a large extended family who might want to visit.
A bit about me:
My name is Iris :--) I am an artist, I am generally found at my studio in Newhaven, so I often get home quite late. I also work in a cafe a few days a week and do odd jobs freelance on the side. Very infrequently I play the violin. I also have a piano which we could move into the living room if you can play! I am not a very good pianist, I don't practice. Honestly, I don't know why I have it at all.
I love to eat, so I love to cook. I love to share the food I make but my schedule is a bit wacky so it can be an infrequent affair. I do really like to keep the communal areas of the flat clean and tidy but I am not fascistic about it. We have a dishwasher, a washing machine and a tumble-drier in the kitchen.
I hope that we will be friends! We don't have parties here because we're very busy people but if you want to, you can. Hopefully you also like to keep a clean flat.
