The location is excellent — just a short walk from The Meadows, the University of Edinburgh’s main campus, and King’s Buildings, with regular bus links to Heriot‑Watt University. The area is full of cafés, bakeries, small shops, and green spaces, making it a great place to live and study.

The flat itself is bright and airy throughout, with a large kitchen/dining area equipped with an oven, hob, microwave, dishwasher, washing machine, and plenty of storage. There are two bathrooms — one with a bath and shower, and another with a walk‑in shower — plus a utility room and two storage cupboards. Central heating keeps the flat warm in winter, and the building is quiet and well maintained.

The bedroom is fully furnished with a double bed, wardrobe, desk, and drawers, as shown in the photos. It gets excellent natural light and offers a calm, comfortable space for study or relaxation.

You’ll be sharing with three friendly male flatmates who keep the place tidy and enjoy a relaxed home environment. Two are students at the University of Edinburgh, studying Physics, and the third is at Heriot‑Watt University studying computing (my sons are 2 of the 3 occupants).

It’s a considerate and easy‑going flat. Ideal for an undergraduate or postgraduate student looking for a peaceful base close to campus.

Wi‑Fi and bills come to approximately £50  per month and are included in the total rent (student-only let). On‑street permit parking is available outside.
