I’m renting out the main room and spare room in my 2 bed / 2 bath flat. Happy to rent out to 2 individuals, or whole property, just let me know when you enquire

The main room has an en-suite with double bed.

The 2nd room is slightly smaller with a queen sized bed.

The flat excellent links to Edinburgh centre (40min walk or easy bus) and lovely walks to Stockbridge (15min), close to Leith, as well as 2 gyms very close by, inverleith park and excellent walking / running routes.

TOTAL FOR MAIN ROOM: c £900

Rent: £700 pm

Council tax: Band E (split 50/50), c £122.24 each

Gas and electric: Average of £77, based off of 6 month period from Nov - May but most expensive winter mont was £110 each

2nd ROOM: c £850 (rent £650 - bills the same)

Personally, I have moved in with my partner and I am also looking to rent out both rooms. At present, there is someone in the 2nd room (27 y/o male) who will be vacating on 3rd July. The full property will be professionally cleaned thereafter.
