Moving in what you'll pay:
Holding deposit: one week's rent (about £115 for the £500 room, about £138 for the £600 room) to reserve the room while we process your application. Once you're approved, referenced and signed up, it goes towards your deposit or first rent. You get it back in full if we decide not to proceed, or if an agreement isn't reached within 15 days (unless a different deadline is agreed in writing).

By law we may only retain it in limited case:
1. If you provide false or misleading information,
2. Fail a Right to Rent check, withdraw,
3. Fail to take reasonable steps to sign.
If we keep any of it, we'll confirm the reason in writing within 7 days.

Deposit: one month's rent, protected with the Deposit Protection Service (DPS). Prescribed information sent to you within the legal timeframe.
First month's rent in advance, due once referencing is complete and the agreement is signed.
No admin fees, no renewal fees, no hidden charges. The only payments we can ask for are those above, in full accordance with the Tenant Fees Act 2019. (For reference, the legal deposit cap is five weeks' rent — ours is lower, at one month.)

How to apply
