Hey! I'm looking for a flatmate to flat-share in this big ol' spacious aparement in Hyndland, located in the West End of Glasgow. You'll be sharing the flat just with me (Daniel, 26) and my two pet rats called Guinness and Poki. I'm a bit ntroverted, so not really looking for party people.

NOTE: I am not looking to host eresmus students as i am seeking a flatmate for a minimum term of 6 months. Apologies if this affects you.

Whats the catch? Well, see points 1 and 2 below:

#1 - since this is a pretty large tenement flat, the utilities are expensive. Council tax is around 300 a month, and because of recent events the gas and electricity is around 200 a month too. If you are interested in the flat, we will be splitting the costs down the middle, at around 250 each. This is all included in the rent, with the exception of internet which will cost an additional 25 a month. I recently got 5G mobile broadband with EE, which averages around 300-500 mpbs (i. e. very fast).

You will be paying for the following monthly:
- 450 base rent
- 150 for council tax (lower if you apply for discount)
- 100 gas/electricity
- 25 for the internet

If you are a student and are able to apply for a council tax discount, thats a nice bonus :)

#2 - IMPORTANT DISCLAIMER: I'm actually house sitting the apartment for my parents for the next two years. They have relocated down to England for work and will very likely come back up every now and then and stay IN THE APARTMENT for a short time to see family, etc (they have their own bedroom). If/when my family comes up from England, you will be given as mucb notice as possible.

ABOUT THE FLAT

Bedroom is furnished: king sized bed, chest of drawers, two bedside tables, two lamps, wardrobe, curtains, window, radiator, LOCKABLE door.

Internet access point located in the hall. It has great coverage across the entire house. spacious hall cupboard, can probably fit a bike. Front door has a lockable storm door and new robust locks.

Kitchen comes with all the bells and whistles, including a dishwasher, washing machine, kettle, toaster, fridge freezer, mini fridge, stovetop oven, airfryer and combo microwave grill. Plenty of cupboards for storage too.

TRANSPORT AND SHOPS ETC
- 2 min walk to Hyndland Train Station
- 5-10 min walk to Glasgow University (Byres Road)
- 5-10 min walk to Partick Train Station
- Buses into town from main road
- 1 min walk from Sainsburys Local

ABOUT ME
Im a recent graduate and currently work from home as a full-time software developer (glasgow-based, so in office every now and then). I tend to be quiet and try to keep a tidy house, but i'm also very socialable and like to chill out. I enjoy playing video games, music, exercising, cooking and the outdoors.

I am looking for a friendly flatmate with similar interests who i'll get along with. If you arent loud and are tidy, thats obviously a plus! No smokers or pets. though, sorry.. Please let me know if you are interested. I am happy to arrange both in-person and virtual viewings :)
