The Location & Commute:
Located at Dorchester Avenue (G12 0EE), in a very safe, quiet, and beautiful residential area of Glasgow's West End.
* By Train: Excellent transport! Kelvindale Train Station is right behind the house, just a 5-minute walk away. Trains run frequently and take you to Glasgow City Centre/ University of Glasgow.
* By Bus: There is a direct bus stop right outside the doorstep heading to the University of Glasgow (runs once per hour on a fixed timetable, perfect if you schedule ahead).
* By Foot: It’s a lovely, scenic walk to the heart of the West End. I personally work on Byres Road (near the University of Glasgow) and usually walk to/from work—we can absolutely walk home together if you would like some company!
The Property & Your Room:
I rent this 2b2b flat on an unfurnished basis, but I am personally providing and setting up the whole flat with brand new furniture!
* Your Room: You will have your own spacious double bedroom with your own private en-suite bathroom for maximum privacy. The room will be fully equipped with a comfortable double bed, wardrobe, desk, and chair.
* Note: If you prefer to bring your own bedroom furniture, that is totally fine with me. I will still fully set up the shared kitchen and living areas so you can enjoy a complete, hassle-free move-in experience!
Financials & Options:
You can choose between two flexible options depending on your preference:
* Option 1 (All-Inclusive): £600 per month with absolutely everything included (WiFi, water, electricity, gas). No monthly bill hassle!
* Option 2 (Split Bills): £525 per month for rent only, and we split all monthly energy and internet bills equally. (Since I work 6 days a week and barely use the kitchen, I am still happy to split the utilities 50/50 for simplicity!)
* The Deposit: The agency charges a total property deposit of £1,312.5. Therefore, your half of the official tenancy deposit will be exactly £656.25. This will be fully registered and protected. It is fully refundable if there is no damage to the property. This deposit also serves as security for the private inventory and furniture provided by me. Any malicious or negligent damage to the provided furniture will be deducted from this balance at the end of the tenancy based on replacement costs.

I am a clean, responsible, and friendly professional working in the West End. I respect personal space and keep the flat tidy.
Looking for a tidy, clean, and quite respectful flatmate (student or young professional). No smoking inside, no pets. The room is for single occupancy, but it’s totally fine if you have a guest staying over occasionally for few nights.
