Garden Cottage to let suitable for a student or working person who keeps reasonably regular hours. The cottage is in the garden of an historic house in the centre of Canterbury, near St Augustines Abbey and the Cathedral. The cottage was built in 1560 and the main house in 1790. Both properties are well maintained and in good condition. The Cottage has a large double bedroom upstairs and a small sitting room, shower and loo downstairs. It is heated by a wood burner and electric fire, it does not have central heating. It is well insulated. It has tea and coffee facilities and a microwave but does not have a kitchen. The cottage is fully furnished and there is limited space for additional furniture. There is a full modern kitchen in the main house and laundry facilities in the cellar can be used. The cottage is very private and quiet. The Cottage does not have independent access - it is reached through the main house and garden, because of this there is some interaction with the owner who is a single person living alone. There is council regulated parking outside, there is no free parking nearby. The council charges £88 a year for a parking permit.
The cottage is suitable for a student, post graduate, academic or working person. The monthly rent of £775 is inclusive of all utilities and coal and logs during winter. There is very good broadband. The Cottage does not have a TV and there is no aerial. The tenancy would be one of a lodger arrangement as the cottage occupant would have access to the main house. A deposit is not required, but the first months rent would be paid in advance. The owner lives in the main house with a medium size dog who does not go in the Cottage but does use the garden. The Cottage would suit someone who appreciates it is an historic property that is unique and unusual, it is suitable for a single person with an occasional visitor, not a couple.
