The room available to rent is a medium-sized double room with exclusive use of the adjacent main bathroom. The room comes furnished with a very comfortable double bed, a wardrobe, two bed-side tables with drawers and a larger chest of drawers. The bedroom has a large floor to ceiling window with views over the river Irwell and "The Meadow" nature park from your bed. The bathroom is a good size and includes a bath with built-in shower.

The communal area is an open plan kitchen/ dining/ living space with modern furnishings and appliances, including a smart TV. Again, this space has 3 large full height windows, letting in lots of natural light and providing a panoramic view over the river. This was a major selling point for me.

The apartment is on the third floor of the newly developed Adelphi Wharf building on Adelphi Street in Salford. It's a 5 minute walk across the river to the Salford Uni Campus and the beautiful Peel Park. Getting into Manchester City Centre is also a very convenient 15-20 minute walk away, straight down Chapel Street.

The current tenant you'll be sharing with is a 26 year old young professional called Craig. He's a sociable person, very easy to get along with and a pleasure to live alongside. Craig enjoys going to the gym, playing golf and is a part time professional wedding photographer. (He might even sort you out with a nice new FB profile picture if you ask him nicely! #plandid)

The apartment does not come with a parking space, but there is street parking available nearby if you need it.

Bill are not included, so you and Craig will need to sort this out between yourselves. I would estimate an extra £150 p/m for electric, water, internet and council tax.

The property is available for a 6 month rental period only, from 20th Nov 2019 to, and including, 19th May 2020. Before this, the letting agent (Fortis Residential) would need to carry out their referencing process. Their main condition is that you be in full time employment. Once the referencing is completed successfully, you would need to pay your £450 deposit directly to me. Upon receipt of this, I will arrange for Fortis to change the name on the DPS from mine to yours. There will also be an additional £50 agency fee that you and Craig will need to split 50:50.

Before Craig and I moved into this apartment 11 months ago, the apartment was brand new and it has been well looked after since then.
