My current flatmate will be leaving by mid-September. As such, I am looking for someone to share this lovely flat with. I have provided details and photos of the space below; please be in touch if you would like more details and/or to arrange a viewing.
The Room
* Bedroom with east-facing window.
* Furnished with bed, fitted wardrobes, chest of drawers and bedside table.
* Exclusive use of the flat's ‘main’ bathroom, with bath tub + shower.
The Flat
* Third floor flat with lift access.
* Shared kitchen and lounge area with all the white goods/amenities (hob+oven, fridge+freezer, washing machine, dishwasher).
* Electric panel heaters throughout, as there are no gas lines on this estate.
* Wide north-facing balcony. Can see Tom Tower and Magdalen Tower in the distance.
* Communal green spaces around the flat and neighbouring buildings, adjacent to a stretch of the Isis.
The Area
* Quiet, residential area. Mostly professionals and families. Relatively new build estate opposite Redbridge Park & Ride.
* Cycle sheds with Sheffield stands. CCTV throughout the area.
* Frequent buses up Abingdon Road into town, or a quick cycle in. Or a Voi.
* 5-min walk from a Tesco Express.
* Just off Kennington Roundabout, for easy access to the A34.
The Existing Tenant
* I am in the final year of my DPhil and spend most of the working week at my department, although occasionally I may work from home.
* I am happy with light conversation in the evenings or relaxed unwinding. I keep our shared spaces neat and organised.
* This flat would particularly suit someone who is looking for a calm base. Ideally looking for another postgraduate, postdoc or professional who values a clean and quiet home.
Agency Process
* The flat is managed by Chancellor's. The replacement tenant will need to complete referencing for a Tenancy Switch, per their procedures.
* I am currently renting this property on a no-deposit basis.
Bills
* To be split equally, indicative breakdown below:
* Electricity: £40-60 ea. (depending on usage).
* Water: £15-30 ea. (depending on usage).
* Broadband: £7.50 ea. (based on the current Three Home Broadband deal with ~120 Mbps down and 50 Mbps up).
* Council tax: this is a band D property. If you are also a student, there will be no council tax levied on either of us. If you are not, then there would be a 25% single-occupancy discount. With the discount, the total council tax is £167 pcm.
