Florence House is a beautiful period townhouse within the Heavitree area of Exeter, just 4 miles from the M5 Sowton Area and a 2.4-mile drive into Exeter city centre.
I am looking for 1 professional lodger or student.

I am a 10-minute walk away from Heavitree Park, which has tennis courts and a cafe.
Met Office - 5 min drive, 24 min walk
Sowton Industrial estate - 5 min drive, 24 min walk
RD&E Hospital - 8 min drive, 25-minute walk
St Luke's University - 10 mins cycle, 27 mins walk, 6 mins car, 8 mins bus (bus stop 5 min walk)
Streatham Campus University - 3.6 miles
15 min car ride (depending on traffic),
cycle to Polsloe train station, taking 6 mins -
train to St James Park - 1 stop, taking 3 mins
walk 13 mins to university (or cycle)
Public transport -
The bus stop is 5 min walk from the house.
A bus to the High Street, takes approx 20 mins, depending on traffic.
If you are a uni-student, a bus goes to the campus, taking 20 mins, or some people walk there.
A student card is good for transport, as it will be cheaper to pay.
There is free parking for the tenant at Warwick Road (5 min walk) or other nearby roads if you are bringing a car.
The property is a 3-bed, but has a lounge downstairs at the front to let out - so it has 2 rooms for lodgers.
I am providing a clean, tidy, large room with a good double bed with a mattress protector. The room is downstairs at the front of the house (living room). There is use of the kitchen/dining area, garden and main bathroom.
You have use of a wardrobe and drawers, a storage chest with shelving and drawers and a desk. The door has a lock for privacy.
The lodger supplies their own pillows, duvet, bedding, and towel.
Upstairs is the main bathroom, providing a bath/shower, sink and toilet.
I have a shower/sink in my bedroom. We all share the toilet in the main bathroom.
We take it in turns weekly to clean the main bathroom, landing and stairs. You are responsible for looking after the rented room to ensure it is clean and tidy at all times.
Being the live-in landlord, I have had professionals and students in my home for 5 years, so I am used to having people here.
Over the years, I have had rentals, holiday lets, and have used my home with booking. com for short-term bed and breakfast.
I have always had 5-star reviews for cleanliness and a high rate for my customer service.
I am looking for someone who -

- Has a nice, kind nature
- Is honest, kind and trustworthy
- Has an awareness of keeping spaces clean and tidy
- Being respectful with others in the household
- Respectful of the landlord's things in the home
The majority of people want to come to a house/room that is clean and tidy, but find that they are not willing to keep their room clean and tidy regularly, share the cleaning duties or have respect for the things in the house, being costly to me, upsetting and a lack of trust.
I appreciate you being honest from the start. If you are not saying yes to the above, please find somewhere else that is more suited to you.
There will be a two-week trial to see if we both fit. If this is the case, notice will be given for you to find alternative accommodation.
A contract will be provided, and references will be required.
FACE-to-FACE or VIRTUAL VIEWINGS will be available for all people interested. This will involve an initial chat to see if we both fit via WhatsApp, then a second interview, following a showing of the room and house.
I have a side entrance for a bike (no outside storage). We have a nice, good-sized garden at the rear of the property.
The kitchen/diner is shared with your own area for food, and a shelf within the fridge and freezer.
I work from home as a furniture designer and part-time hairdresser. I have clients coming to the house on Thursdays and Fridays. This is something that you need to be aware of. My workspace for part-time hair is within the kitchen/dining. You cannot use the kitchen or shower when I have clients. Some weeks are busy, and some are quiet. Will communicate what I have.
Looking after the communal areas, being clean, tidy and respectful is very important due to clients using these areas.
I live with one other young male lodger. My daughter is at uni in Woking, and she is home in the holidays. She will stay in the small bedroom upstairs. We are not a party house. I like to socialise with friends where possible and have family times.

Students at St Luke's and Streatham Campus
During the three months that I lived with Maggi and her daughter, I felt very welcome and safe in their home. The house and the room I lodged in were beautiful. It is a very bright, luxurious and inspiring room to live in, and the bed is extremely comfortable.
The environment in the house was always friendly and easy-going. Being supplied with bedding, a towel and having access to cooking utensils in the kitchen was very practical.
I could take the bus or walk to the Streatham campus. I preferred walking- it is an easy route to learn and took me 50 minutes.
Highly recommended for those looking for a nice place which provides everything you need.
