I have a room to rent in my 3 bedroom house. My current tenant is leaving at the end of this month and will only rent out one other room (so total 2 people in the house). I am a full time working professional, clean and tidy and is looking for someone who will look after the house as their own.

The rent includes most of the bills except gas and electricity but if you want a bill inclusive deal that can be arranged (needs discussion as you are aware the bills are soaring now). The room is fully furnished and includes the following:

1. Double bed
2. Wardrobe
3. Built-in cupboard
4. Bedside tables
5. Desk and chair (currently not in the room but can be included if required)

The house has all the amenities including washing machine, drier, fridge-freezer, dishwasher, micro-oven, electric kettle etc. The common areas include:

1. Living room (downstairs)
2. Kitchen
3. Laundry room
4. Outside porch/ patio

The on-road parking is free around the house and there are a lot of spaces. All the supermarkets are 5 mins walk as well as other everyday amenities. There area many buses for the city centre and train station and 10 mins away. There is a bus stop just outside the house every 30 mins on weekdays to go to city center and train station. By walking it is around 30 mins.
