The house is a single-owner-occupied home and you'll have your own flat/annexe at the top, where you'll eat, sleep, cook and relax in privacy.
You'll have 3 rooms to yourself - a large double bedroom with large built in wardrobe, a bathroom with bath & overhead shower and your own kitchenette/living room.
Double bedroom

You'll come and go as you please in relative peace unlike the normal shared-house/house-mates set-up.
All cooking essentials provided - oven, sink, 2-ring ceramic induction hob, fridge (& small freezer compartment), cutlery, utensils, pots & pans.

The room has far reaching views over the playing fields towards Ludwell Valley Park at the back and a nice elevated view of the neighbourhood from the front bedroom.

Across the top floor landing, you'll have your own re-furbished bathroom with a generous P-shaped bath, wall mounted shower and large storage cupboard.
The house is a 4-bedroom home with garden. Use of washing machine provided. Gas central heating via a combi boiler. All bills included in the price - gas, elec, WIFI, water & council tax. Permit parking possible on the road nearby. Also may be negotiable with a neighbour.
I'm an owner/occupier. 54, friendly and relaxed living on the first two floors. You'll walk-in through the front door then up along the 1st floor on to your top-floor accommodation.
Location & surroundings
The house is literally a 5-minute walk to the RD&E and Peninsula Medical School so particularly good for a medical professional working at the hospital. St Loyes is 15 mins walk, University 30 mins. city centre 20 mins. Lidl & Waitrose and are around 10-15 mins.
Barrack Road is 5 mins away and on one of the major bus routes in and out of the city.
There's a nice coffee shop on Topsham Road and some great bike rides and walks around Ludwell Valley Park and along the Riverside Valley Park. Cafes and restaurants at Exeter Quay & the Double Locks pub on the canal are within easy reach.
Journey times by car:
M5 (Junc. 30) - 8 mins. IKEA - 8 mins.. Lidl - 5 mins. Waitrose – 5 mins. City centre - 6 mins. Topsham – 15 mins
This house would suit a quiet, respectful, professional or mature student looking for a comfortable private environment with minimal disturbance.
A holding deposit of £400 is taken at the time of booking and deducted from the first month's rent once you’ve moved-in.
