I am renting out the principal bedroom in my property, which is a 3 bed 2.5 bath maisonette with its own entrance and a communal garden. The room is quite large, and it has an en suite shower room. It's walking distance to the RD&E, the window has a total blackout blind, it's like the middle of the night in there in the daytime, maybe it would suit shift workers from the hospital? But a student or professional is also possible. I live alone but my partner Dave stays sometimes in the summer months and my student daughter stays during the summer and perhaps at Christmas and Easter. My son is a student in the Netherlands and visits a couple of times a year, so there may be four other people for short bursts, but usually it's just me. I will work part time and go to Wales often to help my parents. You'd have use of the kitchen and dining room, but the living room is still half full of my boxed things so that won't be communal space at the moment. We're all pretty easy going :) and I'd like a similarly cheerful and relaxed lodger. There's no parking but a 10 minute walk away is street parking that requires no permit. I am round the corner from Heavitree Pleasure Grounds, and it's a half hour walk/ 10 minute bike ride to the town centre. The Heavitree shops are very convenient. The main bathroom has a bath, you're welcome to use that too if you like. It's Council Tax band D, although this is included in the rent. As it's me and sometimes my daughter here mostly, I'd likely give preference to a female applicant. I'd consider a shorter let but would give preference to a longer term let. I have no pets, I don't smoke. I'd ask for references.
