Hi 👋 , If you'd like to live in a well kept home rather than a cold rental house then, I have just what you're looking for! My house is large and spacious with plenty room to relax. We have a lovely large open plan kitchen diner with folding sliding doors out onto the garden which is so lovely in the summer for bbq's.

The room is a large double at the top of the house so it’s pretty quiet and away from the rest of the house. It’s fully furnished with a solid oak floor, double bed, wardrobe, long sideboard, drawers and a dressing table. Also has double glazed sash windows so no draughts in the winter.

The shower room, adjacent, has a full rain shower with great pressure so you can get a really lovely hot shower any time of the day, you will have sole use of the shower room. Myself and the kids use the family bathroom on the floor below.

Also, if you work from home there’s the possibility to have a separate office room on the floor below, so you are not working in your bedroom or the dining room table. Could suit a therapist or desk worker. For sole use of that room we can discuss the rent.

You will be sharing the house with me, a young 52 year old woman and my 2 boys (now 17 and 14) who are with me a couple of nights in the week and alternate weekends. They go out with friends a lot, they're young men now really rather than kids.

We also have a one-eyed rescue cat called Leon, he's quite timid, never jumps on worktops or tables, and spends most of his time either outdoors or asleep on a chair.

There's permit parking outside and I don't have a car so you will be able to get the residents permit if you need it.

We are only a 2 min bus ride or 5-10 min walk from Leytonstone tube station or Leyton Midland Overground station so you can be in the city or north London in 15mins, and oxford circus in 26mins. We're also within walking distance of Walthamstow.

We also have 'Hollow Ponds' which is a 5 min walk away... it's the edge of Epping Forest, so we have a boating lake, open grass land and forest too... it's so beautiful, its a wonderful space close by to get away from it all and get back to nature.

The area is improving all the time with new bars and restaurants opening. We have a couple of live music venues too. Leytonstone has a village feel with an artisan bakery, a crepe cafe, and new fishmongers, great pubs as well as a great new taco restaurant which has opened recently, and the famous Singburi Thai which has been named the best in London, and I can vouch for that, it’s delicious!
