Hello. I have a spare room to rent in my 2 bedroom house and I'm looking for a trustworthy student or a professional to take the space.

About the property:
Double bedroom with single bed, draws, a desk, a chair and refrigirator in the room. There are shared communal areas in the house such as living room, bathroom, kitchen and garden/backyard. Appliances in the kitchen are available to use (cooker, microwave, oven, washing machine).
Free parking available outside the house.
Wi-Fi available and all bills are included.

About the area:
Sunderland Royal hospital is close by (15 minutes by walking, 5 minutes by bus or car). Metro and metro station and the most supermarkets are available within 15 minute walking distance, 5 mins by car, all local shops are 2 to 5 minutes walking distance. There are bus stops close by the house, buses 10 and 11 runs every 10 to 15 minutes. Other buses such as 20; 700; 701 and 702 from Sunderland Royal Hospital goes to city centre as well as to University of Sunderland.

Also, there will be some house rules that MUST be followed without ANY exceptions!
