The house is 20 minutes walk away from Guildford town centre, train station and university. The room is a spacious upstairs double room. There is a communal bathroom, open plan kitchen/dining area and a basement conversion with two additional rooms which are currently used as an extra lounge area and spare room. There is a patio area and garden. The downstairs bedroom is occupied by the male tenant,. The other two rooms are both occupied by male tenants. Both are graduates and work in the Guildford area. Bills are not included in the rent and work out to approx £150 a month (covering council tax, broadband and utilities). The house has gas central heating and has just passed the latest EPC inspection. The property is council tax band D. The bedroom has been recently redecorated including a new carpet. A new kitchen has just been installed. As a landlord this is my only property, no agents are involved, tenants deal with me directly and I am always quick to respond.
