There is 1 double-furnished room left in a newly renovated house in Whitehawk. The house is on the bus route and close to Nuffield Hospital, Brighton Sussex University Hospital, and Brighton General Hospital. The University of Sussex and Brighton University are also nearby and on bus routes. The house is fully furnished with new furniture and has all new appliances.

A conservatory has just been upgraded with a new insulated roof and heating and a large back garden with decks. The front has space for 3 cars and on-street parking. All bedrooms have a double bed, memory foam mattress, and under-storage drawers. The property also includes a wardrobe, desk, and nightstand.

The kitchen has dishes, glasses, cutlery, pots, and pans. It also has a Washing Machine, Dryer, Fridge, and microwave. Fire doors have been installed in each bedroom, kitchen, and lounge. We want any tenant to feel at home, so we have tried to make this a shared "home" rather than just an accommodation.

The property was rented out to post-grad students from France last year. It is only a 15-minute walk to the main hospital, so it is suitable for nurses. There are currently three female tenants, a teacher, a scientist, and a council worker

The current tenants are female, so they would prefer any new tenant to be female. The tenants pay for gas and electric and water. For the year 2024, this averaged £37 per month, per tenant.

It has a "C" rating for energy (EPC), and we have just spent a lot of money upgrading the boiler, insulation, and new high-spec windows. It has a Council tax rating of B, and we pay council tax, TV license, HS Virgin Internet (4ooMbps), and Virgin TV.

There is a surgery across the street and a Pharmacy. The main bus route is a 5-minute walk, with a Lidl and various shops within a ten-minute walk. Brighton Marina is 10 minutes by car, as is Brighton University, University of Sussex, Royal Hospital, and Brighton Hospital. The property has been completely cleaned and disinfected.
