Hi! I'm renting out the spare double in my house in CV6, near the CBS Arena. It's just me here, so it's a quiet, low-drama household rather than a busy houseshare.

The room — 2.97m x 2.93m double, freshly decorated, with a double bed, bedside cabinet, chest of drawers and a freestanding clothes rail.

The house — big living room with an L-shaped corner sofa and a 65" TV, fully fitted kitchen (Bosch fridge freezer, Beko oven, Bosch Series 6 washing machine, air fryer, microwave, kettle and blender, all free to use), bathroom with bath and shower over, and a separate second toilet downstairs so you're never waiting. Large garden, half patio and half lawn, plus a storage shed. Virgin Media broadband up to 1Gbps.

Bills — wifi, electricity, gas and water are all included in the rent. Council tax is not included, as I'm a full-time student.

My cats — I have two, and they have the run of the house, so this won't work if you have a cat allergy. I'm happy for you to bring a pet, but only if they'd get on with my two and everyone would genuinely be comfortable with each other. Happy to chat this through.

Kitchen — I have a food allergy, so I need the kitchen kept clean. Nothing intense, and I don't mind you keeping bread in the house at all. I just ask that you wash up straight after cooking rather than leaving things to soak, and wipe the counters down if they get messy.

Who I'm after — someone easygoing, clean and considerate, who's happy to share the living room and say hello but doesn't need us living in each other's pockets. Rather than just "is it available?", drop me a message and tell me a bit about yourself: what you do, your hours, whether you're in or out much, what you're like to live with. I'd like us to actually get on, so I'm happy to have a proper chat and a viewing before anyone decides anything.
