Hello everyone!
I am a Coventry City Council–licensed HMO landlord and a member of the NRLA (National Residential Landlords Association). I’m delighted to introduce one of my properties located very close to the University of Warwick. This is a student only house, very spacious and it contains 8 studios or en-suite rooms in total.
Due to one student recently withdrawing from his course at the University of Warwick, Room 1 (en-suite) at Ground Floor has just become available.
The property is in an excellent location, postcode CV4 8DY. Google Maps shows it is a 12-minute walk to the University of Warwick, and the entire route follows wide main roads. For those who prefer cycling, the house has a covered bike shed in the back garden to protect your bike from rain and sun. The house is also right next to the Xcel Leisure Centre, which offers a gym and swimming facilities. The front driveway is extremely spacious and suitable for parking.
The seven current tenants are all students—three females and four males. Four tenants are PhD students with scholarships and three are postgraduates. Overall, it is a friendly, quiet, and academically oriented environment.
Room facilities include a small double bed, video door intercom, desk, chair, bookshelf, wardrobe, chest of drawers, bedside table with lamp, central heating, and towel dryer in every en-suite bathroom. The room is large, modern and bright. The ground-floor shared kitchen is extremely spacious and contains two large fridges, a microwave, oven, electric kettles, two washing machines, and two dryers. Since four studios have cooking facilities inside their own rooms, the large ground floor kitchen is only shared by the tenants from three en-suite rooms. Annual safety checks are carried out for the fire alarm system, electrical appliances, emergency lighting, and gas supply to ensure everything remains safe and fully functional.
Room 1 (en-suite) is available for £135 per week. Broadband is included in the rent. Gas, water, and electricity are shared among the tenants, averaging about £50–£60 per person per month. The tenancy can begin in November 2025, with a minimum stay of three months.
I am looking for a clean, quiet, non-smoking tenant with no pets. Due to HMO licensing requirements, each room can only be rented to one person.
