A spacious, fully furnished double room in a beautifully presented three-bedroom house, tucked away on a quiet RG1 side road with little to no through traffic — yet just a 15-minute walk (or 5-minute bus) from Reading station and a 10-minute stroll into the town centre.

The room is genuinely comfortable and ready to move into. It comes with:

• A double ottoman bed with generous under-bed storage
• A fitted double wardrobe
• Two bedside cabinets and a chest of drawers

The house itself is tastefully decorated and kept in excellent condition throughout. You'd have full use of everything except my own bedroom and the downstairs home office — so the kitchen, living space, the bathroom (bath with shower over) and downstairs WC, and the patio garden are all yours to enjoy too. There's currently no cleaner, but I'm very happy to split the cost of a weekly or fortnightly clean if that appeals.

Location & transport — one of the real strengths here:

• Reading station: 15-min walk / 5-min bus
• Reading West station: 10-min walk
• Multiple bus stops within a 5-minute walk
• Broad Street and the town centre high street: 10-min walk
• The Oracle shopping centre, riverside restaurants and Vue cinema: 15-min walk

The area is very well connected, so a car genuinely isn't needed — there's on-street parking nearby if you do drive, though most people in this spot find they don't bother.

I'm a sociable, easy-going person who enjoys a good chat over a cup of tea, but I also value my own space and quiet downtime — so the ideal housemate is someone similar: friendly and considerate, happy to share a relaxed home without living in each other's pockets. The room would best suit a professional aged 30 or over. Non-smoker, no pets, and single occupancy only please.
