- hot water and central heating are included.
- there is an additional 50 pounds per month payment to the landlady for contribution towards common area cleaning in the flat, council tax, water rates and tv licence fees;
- there is an additional 30 pounds approximately per month for electricity contribution (for applicances and lighting) and the broadband, which the tenants deal with directly.

I am a private landlady and not an agency so there are no agency fees.
