Large Bedroom in a Brand New Development located in-between Stapleton and Fishponds, next to UWE Glenside. This is the 2nd bedroom in the apartment and the largest of the 2. There is a king size bed, desk and chair, sofa, clothing rail, chest of drawers and 42” HD TV. The room is carpeted and has a central heating radiator in it. It has a ceiling high window with Venetian blinds that overlook the rear carpark, which is the opposite side to the main road, so is always very quiet meaning you can sleep with the window open and not hear any road noise. All rooms in the apartment boast extra high ceilings, making the rooms feel airy and open with lots of natural light.

You will have access to the master bathroom, which is hardly used as we have an en-suite. It features a toilet, sink and bath/shower with heated towel rail, see pic.

In the living room we have a 65” TV with Netflix, Prime, Disney+ etc, and a reclining sofa. We have ultra fast fibre internet and a smart home security system, including a finger print entry system, so no need to worry about keys for the front door.

The kitchen boasts all new appliances like a smart oven, electric hob, dishwasher and washing machine. We have a large fridge/freezer and a dedicated drinks fridge. We invite you to use all integrated goods as you please. There is a large dinning area with benches, enough for 6 people to eat.

The price includes some essential household supplies, including washing up liquid, dishwasher tablets, cleaning supplies for both kitchen surfaces and toilet/shower, coffee beans for the coffee machine.

The apartment block is a friendly neighbourhood with most people knowing each other and we often walk into Fishponds as a group for drinks and food, as well as running/cycling on the weekends which you’re more than welcome to join.

There are multiple car parks around the estate with ample curb-side parking, although a space isn't guaranteed, we've never had an issue finding a space for friends and family in the 3 years we've lived here. There is also secure bike storage.

- Bus Stops to Cabot & Cribbs are practically on the doorstep.
- There's a One-Stop shop that is open 07:00-22:00, 7-days a week on site.
- A 10 minutes drive or Uber to town, Uber is normally around £10.
- A less than 10 minute drive to the M4 so super easy for access.
- A 5-10 minute walk from some amazing pubs, bars and eateries, Crafty Egg, FED, Grounded etc.
- A 2 minute walk to Oldbury Court which is great in the summer.
- JD Gym is a 5 min walk away.

We’re both working professionals, my partner works 9-5, Mon-Fri in the office and sometimes WFH, and then I work flexibility across 5 days of the week but never any later than 8:30pm. We’re both sociable and love heading out for coffee, drinks, food or a walk with friends, but also love a night in watching TV or doing something at home. We also appreciate time to ourselves, which is easily doable as there’s lots of room in the apartment. We’re normally out exploring or doing activities on our days off, and welcome our flatmate to join. We're both very clean and tidy, and past our uni and regular partying days, we do love an occasional night out, or an event, but don't tend to do this too often. We're also an LGBT household, and while we're open to anyone moving in, we would need you to be comfortable with this.

We’ve always had great feedback from previous tenants and they have welcomed any new tenants considering moving in to contact them if you would like a reference.

As a live-in landlord I’m very easy going, and encourage you to make your room a comfortable space for you, and somewhere you can call home too!
