Hi, I'm Hayley, a 35-year-old professional looking to share my lovely three-bedroom semi-detached home in Gorse Covert, Birchwood.

I've only been living here for around a 16 months and have spent that time carefully decorating and making it feel like home. It's finally at a stage where I'd love to share it with someone who will appreciate it as much as I do.

The room available is a newly decorated small double, furnished with a brand new queen-size bed and mattress. It overlooks the garden and includes a double fitted wardrobe, offering plenty of storage (behind the bedroom door in photo) and drawers which you can see. The room is cosy and quiet, There's a large loft space for additional storage as well as the garage.

The house is situated in a quiet cul-de-sac and benefits from:
* Driveway parking for up to three cars.
* A full-size garage with additional storage space that is fully secure for bike storage.
* Very safe building with front and rear ring door bell and full CCTV system.
* A lovely garden (that I'm still renovating if you'regreen fingered), with a sunny seating area that's perfect for relaxing.
* A fully equipped kitchen with a washer, dryer, dishwasher, wine fridge, water dispenser, fridge/freezer and extra chest freezer and all the cookware and utensils you'll need.
* Two lounge areas for additional privacy in evenings if wanted.

I work a mixture of home and office days, using the desk in the conservatory when I'm home for the time being. I plan to covert part of the garage into an office before Christmas.

I work in the education sector as a HR professional. I'm usually found at the gym, reading, gardening, eating out and or spending time with family/friends.

Birchwood is part of Warrington but is one of the closest villages in Warrington to Manchester. The house is around 3 minutes drive to Junction 11 on the M62. Around 20 minutes tops to Salford/Trafford on a good day. There's also Birchwood Train station which is a direct route into Manchester, Warrington and Liverpool around a 25 minute walk away.
We've a local shopping mall in Birchwood as well where you find all your basic needs. Plus the area has some beautiful walks with Risley Moss Nature Reserve a 10 minute walk away.

One important thing to mention is that I have two very friendly cats, Olaf and Nala, who have the run of the house (although they're kept downstairs overnight so they won't bother you at all). They're affectionate and love people, but they don't get on with dogs, so unfortunately this wouldn't be suitable for dog owners.

The rent includes all bills, and I'm looking for a 3 to 12 month arrangement initially, but open to longer if all is well.

I'm looking for a female lodger only. Sorry, no couples.
