Why is this a low-cost room?

This is a room-only living arrangement with specific house rules. The main principles of the home are no alcohol, no smoking or vaping, cleanliness, tidiness and mutual respect. As a lodger, you are expected to keep your own private area clean and tidy and to clean and tidy anything you use within the shared areas.

In return for respecting the house rules and the living arrangement, you will be cared for and respected as a lodger and have a comfortable place to live.

This modern-style room is designed to give you plenty of your own space. It includes a single bunk-style bed with a desk and workspace underneath, two built-in wardrobes, under-bed storage, shelving and food storage, plus your own TV, fridge-freezer and microwave.

If you're someone who meal-preps, buys prepared meals from meal-prep companies or likes microwave meals, the room is well set up for this, with your own fridge-freezer, microwave and food storage. You can store, heat and eat your meals in your room.

There are currently additional drawers, shelving and furniture in the room. With the two wardrobes and under-bed storage providing plenty of space, some of the additional furniture can be removed if you don't need it, giving you more floor space.

There is no communal living room. The kitchen can be used for normal cooking and food preparation, with arrangements made with the homeowner around suitable times so that we can work around each other's routines. There will naturally be times when we use the kitchen together, but the idea is simply to communicate and be considerate so that it works comfortably for both of us. Anything you use should be left clean and tidy afterwards.

The bathroom is directly next to the room, so because of its location it almost has the feel and convenience of an en-suite, although it is shared with the homeowner.

Normal access to the property is from the rear via an alleyway, so you need to be comfortable with this. CCTV is also in operation in the communal areas.

I am self-employed and work from home, including managing property and working as an actor. The room would therefore particularly suit someone who is generally out during the day and enjoys having their own space when at home – perhaps a working professional or someone who likes a quiet environment for studying in the evenings.

I'm looking for a friendly, respectful and quiet lodger with a similar lifestyle to myself – someone who doesn't drink alcohol, doesn't smoke or vape, and who is clean and tidy.

I feel the arrangement may particularly suit a female lodger, although anyone is welcome to apply.

The property is within easy reach of Wigan town centre, the bus station and both train stations, with excellent links to Manchester, Liverpool and Blackpool. Free on-street parking is available.
