The room is within a large Victorian Property, situated on Haydons Rd in Wimbledon. It’s a short walk (15 min) or bus (6 min) into Wimbledon town centre where you will find an array of restaurants, bars and retail shops and the Wimbledon mainland rail station.
The room is perfect for a young professional, in their 30’s, it’s a big-sized double bedroom measuring 3m by 3.6m, on the first floor, away from all of the common spaces.
The house is a four-bedroom house, typical Victorian style property with 3 beds on the first floor, and a bedroom, lounge, kitchen and bathroom on the ground floor.
There is currently only 1 large bathroom on the ground floor, with a bath/shower, however we are busy building a second one on the first floor, it’s WIP and will be done by the end of May. This new bathroom will be the closest to your room.
At the back of the garden, there is a small outhouse, which is a 1 bed studio flat, with its own bathroom.
The garden itself is small, but perfect for soaking up the afternoon sun, having a BBQ or socialising with friends.
Tenancy is a standard Assured Shorthold Tenancy Agreement. We ideally would sign on a 12-month contract, with a 6-month break clause.
At the moment, there are 5 people living in the house, however 3 of them are moving out at the end of April, so essentially new tenants will be found for two of the other rooms. This could be an opportunity to invite other friends of yours to come share the house with you.

Bills are not included, they consist of the following, per room:
- Gas and Electric = circa £30 pcm (may come down in the summer)
- Council tax band B = £45 pcm
- Water = £10 pcm
- Internet = £10 est pcm
Total bills = circa £100 PCM, per room
Transport Links:
Transport options include the Northern line (Collierswood), Wimbledon SW rail to Waterloo or the District line and a Thames Link train on Haydons rd going into the city (Blackfriers) or as far north as Luton.
