I'm offering a large, bright double room with its own private ensuite shower room in my home in Melton, just on the edge of Woodbridge.

It's a peaceful, slightly unusual home with lots of character, surrounded by mature gardens and greenery, with lovely views towards the River Deben. Although it feels quite rural and private, Woodbridge town centre is only about a 10-minute walk away and the railway station around 15 minutes.

The bedroom is a good size and currently has an ottoman double bed, small wardrobe, drawers, armchair and bedside tables (The photos were taken before the current bed was put in). There is room for another wardrobe if you need additional storage.

The room looks out towards the front of the property and the surrounding greenery, so it's a lovely quiet space to come home to.

About the house and the people living here -

This is a home rather than a traditional house share, so I'm looking for someone who will enjoy a friendly, relaxed environment and treat the house as their home.

There is one other lodger living here, and there is a nice balance between having your own space and being able to have a chat and a bit of company when you feel like it.

The other lodger has a small, well-behaved dog who is crated when she is at work.

I live here too, along with my cat and a very quiet dog. My pets don't go into the lodgers' accommodation areas, so you can have your own space and privacy.

The house has a bit of a quirky layout, with different areas giving everyone the opportunity to have their own space. The kitchenette for the lodgers is shared with just one other person and has an electric hob, oven, microwave and dishwasher. There is also a large utility room with washing machine facilities.

Outside, there is a good-sized garden with lawn and patio areas. It's a lovely place to sit when the weather is good, and we regularly have birds and other wildlife visiting the garden.

Off-road parking and all bills are included.

Who I'm looking for -

I'm looking for a professional person who is considerate, clean and respectful of shared spaces, and who would appreciate living somewhere peaceful rather than a busy, party-style house share.

You don't have to be completely independent and never speak to anyone — quite the opposite. It's a friendly home, but everyone also has their own lives and routine.

If you're looking for somewhere comfortable, peaceful and a little different from a standard house share, this could be a good fit.

A note about the cottage -

The property is an older cottage and has some of the quirks that come with that. There are raised thresholds and several small flights of steps, including steps up to the bedroom and down into the ensuite shower room.

Because of this, it isn't suitable for someone who has significant mobility difficulties. If you're unsure whether the layout would work for you, I'm very happy to discuss it before arranging a viewing.
