Hi!
We are looking for a female tenant to take over my flatmate's tenancy as she is moving out of England. The room under advertisement is the main bedroom in a spacious flat located in a superb neighbourhood.
I am an Asian female working professional in mid-20s, and I am looking for someone who can get along well with me.
Location:
This two-bedroom first-floor flat is located between Goldhawk Station (5 minutes' walk) and Hammersmith Station (12 minutes' walk). The neighbourhood is surrounded by green trees and three-story houses with market prices between £2-3million (2024 data). Hammersmith and Fulham has been ranked as one of London’s safest boroughs in 2024.
The area is beautiful, quiet and safe, with easy public transportation that goes directly to Central London in less than 30 minutes! The Hammersmith&City and Circle lines are clean, uncrowded, and properly air-conditioned, making your commuting journey pleasant and easy. You can also take the District and Piccadilly lines from the Hammersmith station, and the Central line from Shepherd's Bush station. There are many bus lines in the area as well.
The area:
The area is convenient for living. The high street in front of the property is full of high-rating restaurants and organic shops as well. A veeeery large Tesco Superstore is located about 8 minute's walking distance. The White City Westfield Shopping centre is 10 minutes' walking away. There are multiple gyms in the area, including Pure Gym, Fitness First, and the much-loved Jett's Hammersmith! The area around Hammersmith station is also vibrant and fun.
The bedroom:
The 15-square-meter bedroom is East-facing, with bright sunshine in the morning to wake you up, very healthy for your circadian clock. There is an independent small balcony attached to this bedroom. The window overlooks the entrance to the building, with picturesque trees and houses in sight. The room comes furnished, with a double bed, a wardrobe, a chest of drawers, and a bedside cabinet. It has a storage niche as well.
The flat:
The whole flat has an independent staircase entrance not shared with anyone. It is East-West facing, with spacious windows, two balconies, and excellent ventilation on both sides. Two tenants in the flat share an open living room of about 25 square meters (including an open kitchen of 5 square meters). This is where we usually work. The working and sleeping space is separated by a long corridor, so that we don't disturb each other if the other person wants to rest. A second balcony is attached to the living room. Looking outside, you will see full of greens with no tall buildings in sight. The kitchen is equipped with all functioning facilities including a new dishwasher. The bathroom is shared and it comes with a shower, a bathtub, a basin, and a toilet.
Other information:
The flat comes with a free parking space as well, but we usually don't use it as we don't have cars.
We have also installed the fastest fibre broad-brand.
Bills:
Bills are not included in the price. It costs about £150 per person every month including water, council tax, internet, and energy bills. A deposit of £1125 is required (under Deposit Protection certificate). The proposed rent (£1325) is non-negotiable.
The tenancy:
The contact was renewed in 2025 and will be ended in May 2028. However starting 1 May 2026, our existing fixed-term tenancy should be already automatically converted into periodic (rolling) tenancy. This detail will become clearer once my flatmate speaks with the agent about ending the tenancy. We will keep you updated.
Rent review has been done in the past few months, and £1325 is the price starting from August 2026.
The landlord is a very pleasant lady and we have maintained excellent relationship with her.
Expectations about you:
I am looking for someone quiet, clean, independent, respects boundaries, and does not bring guests home. I hold myself to these same expectations, ensuring a comfortable and respectful living environment for both of us!
