This delightful studio is small but perfectly formed. Situated at the end of my garden, it is newly built, warm and cosy with a glittery shower room and hand made kitchen.

To get to the studio, you walk through our garden (not through our house).

It is suitable for one person, and seems to work better for someone going out to work. It is not a place for a party animal, as we have very quiet neighbours. Set in its own garden, it feels like a retreat from the world. We have two dogs, who may be in the garden - so you need to be dog friendly. They are very friendly and welcoming!

The footprint of the studio is 3m x 5m, giving a living area of £3m x 3m. It is unfurnished, and is not suitable for a double bed. It really is for one person - I’m not exaggerating!

Please do not ask to bring your dog or cat. We have tried this and it does not work for us.

It’s not a place to entertain - very happy for you to have the odd friend round, but we need to respect the peace of our neighbours - and ourselves.

There is an electricity meter in the studio which we would ask you to settle monthly. The heating and hot water are on electrics, and the hob is gas. There is a gas bottle outside which you are responsible for.

The studio is set in its own garden. It would delight someone who likes gardening. Please do not tell me you like gardening and then ignore it! I’m happy for you to contribute towards a gardener if you are not green fingered - one way or another you are responsible for it being maintained.

There is no washing machine, but a short walk away there is a launderette.
